About this file
This is a Post-Award Schedule document that establishes the timeline for design, construction, and acceptance of tenant improvements for a GSA lease of office space in Woodbury, New Jersey. The schedule commences within 5 working days of lease award and outlines the sequential phases required to complete the project, culminating in government acceptance of the finished space within 379 total working days.
The schedule is organized into four primary phases: (1) Lessor-Provided Design Intent Drawings (DIDs), requiring three submission iterations at 50%, 95%, and final approval, with GSA and Agency reviews and corrections totaling approximately 66 working days; (2) Construction Documents (CDs) preparation, submission, and review in three stages at 75%, 100%, with final corrections, spanning approximately 98 working days; (3) Tenant Improvement (TI) and Building Specific Amortized Capital (BSAC) pricing proposal preparation and government approval, requiring 60 combined working days; and (4) Construction execution and government inspection, requiring 90 working days. The Notice to Proceed with Construction is issued after government approval of pricing, followed by 80 working days for lessor completion of construction and 10 working days for government inspection and final acceptance. This schedule replaces the attachment referenced in section 1.05 of the RLP (R100) and applies to the management of the design and construction process for the 3,506 to 3,612 USF office space lease with a 10-year term and 5-year firm period.
