About this file

This document is a Janitorial Specifications sheet outlining cleaning and maintenance service requirements for a leased federal facility. The contractor must provide all necessary labor, equipment, and supplies to perform janitorial and cleaning services according to a detailed frequency schedule.

Three-times-per-week services (Monday, Wednesday, Friday during 8:00 a.m.–4:00 p.m. office hours) include trash removal with liner replacement, vacuuming of all carpeted and hard-surfaced areas including baseboards and windowsills, damp mopping of non-carpeted floors, disinfecting restroom fixtures with environmentally friendly antibacterial cleaner, cleaning drinking fountains, and removing fingerprints and smears from glass and high-visibility surfaces. Monthly tasks encompass dusting all surfaces including HVAC vents and light fixtures, cleaning interior and exterior windows (weather permitting above 38 degrees), washing trash receptacles, descaling toilet bowls and urinals, and maintaining walk-off mats. Quarterly work requires cleaning HVAC intakes. Semi-annual carpet cleaning (April and October, performed after normal working hours) must be conducted by professional cleaners certified as "Master Cleaners" by the Institute of Inspection Cleaning and Restoration Certification (IRCRC) using hot-water extraction methods with spot cleaning applied beforehand. Annual work (October) involves removing and washing light fixture globes, reflectors, covers, diffusers, and plastic panels. As-needed services include replacing burned-out light bulbs and fluorescent tubes, cleaning exterior entrances and walks, removing snow and ice from main and rear entrances (6' x 6'), furnishing toilet supplies, and providing and installing trash bags.
