U.S. GOVERNMENT

The U.S. Government currently occupies approximately 1,935 ABOA SF of office and related space in the Washington County Courthouse under a lease in St George, UT. The Government has identified a need for 1,317 ABOA SF of expansion space for judicial chambers at the Washington County Courthouse adjoining the 1,935 ABOA SF space currently under lease and pursuant to GSAR 570.403, the Government is considering remaining in the space it is currently occupying as well as also expanding into adjoining judicial chambers in the building to meet its need. However, the Government is interested in considering alternative space for the total requirement of 3,252 ABOA SF if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
