GSA seeks to lease 58,397 assignable square feet of office/warehouse/flex space within a delineated area bounded by Interstate 10 (north), Highway 83/S. Sonorita Highway (east), Sahuarita Road (south), and Interstate 19 (west). The lease requires 154 parking spaces and a 10-year firm term with full service provisions. The offered space must comply with Government requirements for fire safety, accessibility, seismic resilience, and sustainability standards, and cannot be located in the 1-percent-annual-chance floodplain. GSA notes that the Government currently occupies office space under an expiring lease in Tucson and will evaluate alternative space based on economic advantage, considering relocation costs including physical moving expenses, tenant improvement replication, telecommunications infrastructure, and agency downtime.

Expressions of Interest are due July 6, 2026, with an estimated market survey in July 2026 and estimated occupancy in December 2026. Interested parties should submit responses to Jay Bell, Broker Contractor, at Jay.a.bell@gsa.gov. The Government's Lease Contracting Officer is Christine Wong. Entities must familiarize themselves with telecommunications prohibitions under Section 889 of the FY19 National Defense Authorization Act as implemented by the Federal Acquisition Regulation.
