About this file
This file is a Statement of Work (SOW) for architectural and engineering design services for the Correct Bonham Community Living Center (CLC) Patient Privacy project at the Sam Rayburn Memorial Veterans Center in Bonham, Texas. The project involves expanding and renovating approximately 5,000 square feet of new space and 11,200 square feet of existing space, creating eight single rooms, six restrooms, fourteen privacy rooms, and sixteen additional restrooms. The estimated construction cost is $13,675,000, with the design contract set aside exclusively for Service-Disabled Veteran-Owned Small Business (SDVOSB) concerns under NAICS code 541310.
The design services require comprehensive architectural and engineering work, including investigative design, schematic drawings, construction documents, specifications, cost estimates, and construction period services. The project is planned for a 278-calendar-day performance period, with a projected contract award in August 2025. Key deliverables include complete design documents at multiple stages (15%, 35%, 65%, 95%, and 100%), with VA review and approval at each stage. The design must comply with VA specifications, guidelines, and standards, including pandemic readiness criteria and the Small House Model Design guide. Firms must submit a Standard Form (SF) 330 Architect-Engineer Qualifications package by May 8, 2025, at 2:00 PM Eastern Time, with technical questions accepted until April 24, 2025.
