· All subcontractor specialties must be well qualified and meet all local and government requirements.
4. Will all work associated with this project able to be performed during regular working hours?
· Yes, however contractor may request to work evenings and weekends.
5. When removing designated trees, is the contractor responsible for removing the stump and root system too?
· Yes, removing the stump and root system is required.
6. Is the contractor responsible for replacing landscaped areas with sod or gravel?
· The requirements are called out in the landscaping plans.
7. There are four (4) leaking roof drain above the loading dock. Is the contractor responsible for removing and replacing these roof drains?
· Plans show new surface mounted down spouts.
8. Plan Page A101, Demolition General Note 4 states that “Contractor shall determine the location of mildew on the interior of the building and coordinate with the VA for removal.” Is the contractor responsible for locating mildew and mold on the interior of the building? If yes, are there know quantities and locations of existing mildew and mold in the building?
· No existence currently under consideration or current condition.
9. Is the contractor responsible for replacing landscaped areas with sod or grass seed?
· The requirements are called out in the landscaping plans. Plans call for Sod. St. Augustine grass and a temp sprinkler system until grass adheres / takes growth to be priced.
10. Please provide a standard detail for the 6” curbs.
· Contractor to follow VA Standard for concrete curb shown below.
11. Do we need to use flowable fill?
· Flowable fill is required. We want to make sure that the surface backfill does not seep/go into holes under the building and we want to flush what animals are currently living under the building, so we can see and further prevent said animals from returning.
12. Does the new gutter system need to be painted and does the roof need to match? What color would be required?
· Roof match, but if cannot match exactly, then gutters are a color that complements the roof color. COR/Interior Designer to approve color.

· No roof drains are being removed; they are being replaced. No roof slope rework needed.
15. During our site walk the interior spaces where damage was caused by the existing roof drains and has since been repainted by the maintenance crew so we were unable to verify the interior damage. Can the VA provide the extent of water damage to the interior and exterior of the building? This unclear at this time and plans put it off the on contractor to determine. We could not determine this on the site walk and information provided.
· No interior repairs included. That said, GC shall document/bring to COR’s attention any/all interior damage that is found in course of performing their work.
16. Can we get field condition photos on the existing roof hatches to have seals replaced? There was no access during our site visit. We need to verify if they're warped and the actual sizes. We'd like to get a photo of the tag model number if it's still on the equipment.
· Refer to attachments.
17. The plans call for us to follow as-builts, the plans provided are not a complete construction set. Can the VA provide the complete fully engineered set of plans that includes details, sections, depths, etc. along with any as-built information that applies?
· See as-builts. Note, this does not negate the GC’s responsibility to provide a complete product, nor does it give the GC the ability to request unforeseen conditions for everything they find, since they are contracted to do site visits that confirm any ambiguities with the current as-builts/drawings are absent of/ missing.
18. Has the VA performed a geotechnical report for this area?
· No
19. Does the VA have any existing SUE investigations of this area?
· NO
20. Does the VA have any existing a place to store gutters, area drains, and any other items the drawings call for us to store and protect?
· Yes, the COR to provide a small laydown yard/area, but GC shall be responsible for the security for yard/area to include secure with fencing a lockable gate.
21. In order for us to perform a SUE investigation properly on this site we need all lines shown to be accurate due to the material so they can properly verify them. The engineers have a caution note on several plans that state they're not responsible for the accuracy of the existing underground utilities. If the engineers can't confirm what needs to be verified would the VA consider this an unforeseen circumstance if an existing line was struck that is not shown?
· The VA expects the GC to add scanning of ground/areas, if required, into their costs/plan so that no unforeseen conditions requests are required.
22. Note #2 on sheet C-100 puts it off on the contractor to protect utility lines whether they're shown on the plans not, how should we verify lines no one is aware of their existence?
· VA expects the GC to add scanning of ground/areas, if required, into their costs/plan so that no unforeseen conditions requests are required.
23. Keynotes on sheets A-101 and A-201 are conflicting about which drains need to be removed and which are completely new based on the existing field conditions. One plan says to remain the other says provide new, please clarify.
· The existing down spouts are between the walls and remain in place. The existing down spouts are between the walls and remain in place, but the downspouts that are remaining in place have to be covered/sealed off so not to let water/ice to enter and expand/crack and cause more damage in the future. The new down spouts will be out, on the exterior of the wall and tied into the current gutter system at top and the storm drain at bottom.
