Questions and Answers
Question #1
5.3.1.1 Clean and/or Replace Air intake Louvers, Clean Cooling Tower Water Basins.
Should the "Replace Air Intake Louvers" not be part of the maintenance but be part of the major repairs? Will it be okay to exclude replacing the louvers in our Annual Inspection Bid? We can price new louvers separately when identified. Cleaning will be a part of the maintenance, if Air
Intake Louvers need to be replaced then we can charge against line item for Parts but they must be at a minimum cleaned annually.
Question# 2
Section 5.3.1.5 Condenser Water Pumps – Are these pumps included in the bid? If so, are the chilled water pumps also included? Table 1 on Page 4 only shows the two chiller and two cooling towers.
There is no maintenance on the chiller water pumps just the condenser water pumps?
Maintenance is only the two chillers and two cooling towers and condenser water pumps. Chill
Water Pumps will be handled separately as needed.
Question #3
Section 5.3.1.8 Condensing water sumps – Has there been an air quality test performed for the sump tank? Our proposal will assume that the tank is safe to access. Our Safety Rep can test if needed but all tanks before entering should be tested. These tanks are well ventilated and there has never been an issue when having to go into the tanks but we do have the Safety Rep check air quality. These tanks are not considered confined space.

B.3 PRICE/COST SCHEDULE – The price schedule shows “Quantity 2 Unit JB” for the services for both the chillers and the cooling towers. Does this mean (2) inspections per year –
(1) annual inspection and (1) semi-annual inspection? If not, can you please clarify? This means one inspection annually per chiller and per cooling tower. There is two chillers for annual inspection and maintenance on each and two cooling towers annual inspection and maintenance on each.
