PRE-SOLICITATION QUESTIONS WITH ANSWERS

Solicitation # 36C25521R0019 Project # 657A5-19-104, Repair Exterior Systems to Prevent Water Intrusion

1. Question: After taking cores on the roof I found existing roof to be metal deck, taper Poly-ISO insulation and Adhered EPDM Rubber membrane. There was no cover board in place. – Response: We are not aware of any insulation that is currently wet. The answer to question 4 should cover this.

2. Question: Do they want to leave the insulation in place, slice the membrane and install ½” HD cover board over the top? – Response: The drawings indicate that “REMOVE EXISTING EPDM ROOF MEMBRANE AND COVERBOARD. INSTALL NEW ROOFING MEMBRANE OVER COVER BOARD OVER EXISTING RIGID INSULATION.” The main difference is that they will no longer need to remove existing coverboard but simply install new. This should be less expensive demolition that originally anticipated, but the overall intent of the drawings is unchanged.

3. Question: What wind speed do they want for the warranty?

Response: This should typically be a decision the owner makes based on insurance recommendations but we agree that 55mph for 20yr warranty is something that we have seen on other projects.

4. Question: They ask to replace any wet insulation. We will have to give a square foot price for replacing any wet insulation. Has any portion of the roof already had water damage that would cause the insulation to be wet? If so, please provide an approximate area / square footage to be able to provide an educated estimate for replacing the insulation.

Response: This is precautionary and boiler plate for this spec. In spec section 07-01-50.19 subsection 3.3 we identify the need to remove roofing membrane and cover board. The portion of removal of insulation that has become wet is only regarding the fact that wet insulation can not be covered up. If there is unforeseen conditions of wet insulation this needs to be addressed and if during the process of removal and replacement of roof membrane the insulation becomes wet it must be addressed. We are not currently aware of any existing insulation that is wet.

5. Question: We won’t be able to reuse the existing metal. We will give a price for installing new metal. What gauge metal do they want? Do they want Steel or aluminum metal?

Response: It is understood if metal flashing must be replaced. Us 0.034in thick (or match existing) prefinished steel for any new metal flashing, coping, etc. Profiles, dimension, material thickness and finish are to match existing.

6. Questions: On the exterior wall panels to be removed and replaced is lead paint or asbestos present? – Response: NO
