Part II:
Responses to requests for information:
Question 1: RLP Section 3.07A1 identifies a Tenant Improvement Allowance (TIA) of $450 per
ABOA SF. Exhibit A – Lease Template section 1.08 identifies a TIA of $350 per ABOA SF. Exhibit A – Lease Template section 4.03A-H identifies an alternative way to determine the TI pricing. Please confirm the TIA amount that should be carried.
Answer 1: The correct TIA amount is $425 per ABOA SF. (See also Part I of this Amendment)
Question 2: Exhibit A – Lease Template notes the TIA value is to be amortized over the firm term of the lease. It then provides the option for The Government to reimburse all or part of the TIA through a lump sum payment. Is the intended reimbursement method currently known? If so, does The Government intend to reimburse the TIA via a lump sum payment or amortizing the payments.
Answer 2: The Government is currently anticipating paying the TIA through a lump sum payment. However, in the event the TIAs exceed the budgeted amount of approximately $425 per ABOA SF, The Government may, at its discretion, exercise its right to amortize the remaining cost in the shell rent in accordance with the Lease. (See also Part I of this Amendment)
