1. Sheet C1000 several notes refer to steel window wells to be reset and reconnect to existing storm drain line. Is this referring to underground drainage attached to the window wells? Please clarify.

Response: Connect drain pipe in window well to existing storm drain system. See Drawing C100.

2. The RFP includes a list of unit prices, including the ATC. The list includes only gutter straight, gutter corner, cornice straight and cornice corner. However, this project is very complex in the number of different and unique pieces of ATC. Each building has at least 4-5 different ATC moldings. Furthermore, each building is unique and different from each other. There would be about 10-20 different moldings requiring unit prices. We would recommend that the unit price requirement be deleted and negotiated with the winning bidder once a full account of all individual pieces of ATC are identified.

Response: Replacement of deteriorated/broken Architectural Terra Cotta (ATC) cornice sections at Building 29 is assigned to another project. That Contractor will point up joints in new ATC sections.

Replacement of any broken/deteriorated ATC cornice sections at Building 1, 2, 3, & 4 is included in this project. Under this Contract Contractor must repoint all remaining existing joints in ATC.

Deteriorated ATC belt course and window sill sections are to be replaced as required on Construction Documents. Where one or two window sill sections are to be replaced, replace all three.

Unit prices for cornice, belt course and window sill sections are still required as indicated in spec section 01 00 00.

3. There are a few references to a missing downspout but no indication if it is to be replaced. See 1/C-AS108. Are missing downspouts to be replaced?

Response: Yes, replace missing and damaged downspouts. See revised Drawing.

4. The Deficiency note “AA” indicates the concrete panels under the windows w/arches at the courtyard side wings. However, the concrete “lip” below the windows under these indicated as AA are also painted concrete. Should these concrete “lips” be included as well?

Response: Paint all exposed and painted materials these areas.

5. These areas of painted concrete on Bldg 28 were lead paint. Should it be assumed Bldg 29 is lead paint as well and included in this project?

Response: See asbestos and lead based paint spec sections. Also, see hazardous material, LBP Report.

6. B3-AS105 notes to RESET at a ATC band. There is also a note to tuck-point all of the ATC joints in this band. Is the RESET note referring to all ATC on this band, or only 1 unit?

Response: “Reset” indicates reinstall existing unit. Demo existing and re-point all existing ATC joints at Buildings, 1, 2, 3, & 4. Joints at new ATC cornice sections at Building 29 will be tuck pointed by that installing Contractor. All other existing joints in ATC at Building 29 shall be demoed and re-pointed under this Contract.

7. General note “E” calls for all ATC joints to be re-pointed.

a. Does this include all vertical and horizontal joints? Re-point all joints in ATC.

b. Does this include all gutter/cornice ATC on Bldg 29? Yes, See Question 6 above.

c. Does this include all ATC steps, decorative urns, column capitals, and all other decorative elements on Bldg 1? Yes Steps are not ATC.

d. Does this include all ATC steps, decorative handrails, column capitals, and all other decorative elements on Bldg 4? Yes Steps are not ATC.

e. Does this include all ATC gables, arches, steps, decorative handrails, column capitals, and all other decorative elements on Bldg 4? Yes Steps are not ATC.

8. For Deficiency note “U”, please provide detail clarification on desired flashing repair.

Response: “See Revised Drawing

9. Deficiency note “D” on sheet B29-AS101, AS105, AS106 seems to indicate the gutter/cornice ATC is to be replaced. It is our understanding that all gutter/terracotta at the gutter/cornice is included in the separate roofing project. Please clarify.

Response: Replacement of deteriorated/broken ATC cornice sections at Building 29 is assigned to another project. Replacement of any broken/deteriorated ATC cornice sections at Buildings 1, 2, 3, & 4 is included in this project. Contractor will be responsible for any damage to existing flashing at built-in gutter caused during replacement of deteriorated/broken ATC cornice sections.

10. Referring to Deficiency note “O” Concrete Crack, is route and seal an acceptable repair? If not acceptable, please provide more info as to the method of repair?

Response: “Reset” indi

11. Deficiency note “P” calls out gutter issue. Please clarify the gutter issue and provide the method of repair.

Response: “Gutter Issue” was for another project. Note has been revised to require replacement of broken, missing cast iron boots. See revised Deficiency Legend on elevation sheets.

12. Is deficiency note “T” missing ATC, to be replaced?

Response: Yes, Replace missing ATC sections.

13. The deficiency note “G” wood rotten cannot be found on the plans. Please clarify if this is part of the scope.

Response: Not Used.

14. Spec 01 35 26 1.9.B says a Certified Safety Professional is required for safety inspections. Is this person required or can the Super/SSHO handle all safety inspections?

Response: Super/SSHO can handle safety inspections

15. Deficiency note “B” on sheet B4-AS102 does not have a quantity or a percentage of brick to be repointed. Please provide a quantity.

Response: See revised drawing.

16. Deficiency note “B” on sheet B4-AS104 does not have a quantity or a percentage of brick to be repointed. Please provide a quantity.

Response: See revised drawing.

17. Deficiency note “M” on 23/B29-AS108 is cut off by the elevation 22 at the right and does not have a quantity or a percentage of brick to be replaced. Please provide a quantity.

Response: See revised drawing.

18. The only price schedule attached for the project is the unit price list included in the RFP. Is the a bid schedule for the base price lump sum?

Response: No

19. The C2-C17 Connector drawing appears to incorrectly depict the wall. It only shows a part of the wall and the north/south elevations therefore do not align. The drawing scales to 114' but the wall is 154' long. They also omitted several windows. Please confirm that we are to do the entire connector.

Response: See revised drawing C-AS104. Length of connector between Building 2 and 17 is now shown to be approximately 154’ long with 4 windows added each elevation.

20. Deficiency note “U” simply says “Flashing Issue”. This is too vague to answer. Does the ATC get removed to replace the flashing and then put back, is new flashing tuck pointed into the joint?

Response: “Flashing Issue” applied to another project. See revised Deficiency Legend on elevation sheets for revised note U.

21. Per the general note which states that all ATC gets repointed, does this include all of the ATC-to-brick joints?

Response: Yes

22. The site plan C100 calls out an area in front of bldg1, to the left of the entrance stairs to be regraded. There is currently landscaping there. Does the landscaping get stored and reinstalled, does it get replaced with new landscaping, or does it just receive seed and straw?

Response: “Re-graded area is to the right of the main entrance stair. Store and reinstall landscaping removed to prepare for grading.

23. The area to be regraded at Bldg 1 does not appear to have enough elevation difference from the existing elevation and that of the existing sidewalk. It is not clear if the grade can be dropped 6” below the windowsills and still maintain a proper slope away from the building. Please advise.

Response: Comply with the note on the Site Plan. The 6” dimension is to be a beginning point. Re-grade to provide positive drainage away from the building. Verify with COR before beginning grading.

24. The notes on sheet C100 call for steel window wells to be removed, storm piping to be reconnected and window wells reinstalled. The existing window wells are in rough condition.

Should we include replacing the steel window wells?

Response: No
