Performance Work Statement (PWS) I. Introduction

Contractor shall be responsible for providing all labor, materials, tools, equipment, and services required to (as per the attached highlighted mechanical drawings); shall internally clean existing (4) AHUs, (56) terminal air units, (4) relief fans, supply air ducts, return air ducts, outside make-up air ducts, and all associated air vents for the Orlando VA Healthcare System – Lakemont 3rd Floor Project. All cleaning shall be performed per ACR 2021 NADCA standards and shall pass NADCA standards of cleanliness.

II. Scope

A. General Requirements:

Duct cleaning shall be in accordance with the original design specification and to meet all safety requirements, verification of cleanliness and if during the cleaning process, damaged system components are discovered they will be documented and reported to the COR. (Repairs shall be made only with the approval of the Contracting Officer.)

B. Project Overview:

The during the inspection and cleaning the contractor shall meet all manufacturers specifications means and methods for disassembly and assembly of the AHU, terminal air units, relief fans, supply air ducts, return air ducts, outside make-up air ducts, and all associated air vents. Contractor shall adhere to and a verification of the operation of the system in coordination within manufacturers specifications shall be followed when completed.

C. Specific Project Requirements: The contractor shall be responsible for providing all necessary equipment, tools, labor, and materials to complete the project.

II. General Requirements A. Location and Hours of Work

1. Location. Lakemont VA Campus 2500 Lakemont Ave, Building 2500, CPAC, Orlando FL 32814.

2. Normal hours: Monday through Friday, 8:00am to 4:30pm except weekends and Federal Holidays (see list of holidays below). WHEN hours are required. Contractor shall be required to perform during these hours unless approved by the COR. Contractor shall remove all parts and debris daily from the Lakemont work site, and contractor is responsible for a complete clean-up and debris removal daily until project is complete. Contractor shall submit a daily report of progress on the project to the COR(s). If the COR is not available, the contractor shall give a report of progress to the Maintenance & Operations (M&O) Supervisor Scott Reed at Building 3133/RM002.

IV. Performance Requirements

1. Verification of cleanliness of the system

2. Coil Cleaning- Type #2

3. Containment- Level #1

4. Indoor Environments- Condition #1 upon Completion

5. PCRA: Shall be completed before starting any cleaning operation

6. Maintain project schedule that was agreed upon in the PWS/Contract documents.

7. Provide all OSHA site safety for each employee during work.

8. CONDITION # 1: upon completion, during the cleaning process, if damaged system components are discovered they will be documented and reported to the COR

9. CONDITION # 2: NO REPAIRS SHALL BE COMPLETED until the written approval from the CO (Contracting Officer)

V. Deliverables Contractor will provide a work schedule to the COR. Additionally, the contractor shall notify the COR upon arrival and departure of properties for accountability purposes. If the COR is not available, the Contractor will contact Maintenance & Operations Supervisor.

VI. Travel Travel will not be paid by the government.

VII. Security The contractor shall be always escorted by a VA employee during construction. The contractor will not have access to VA sensitive information.
