A. Scope of Work The scope of work (SOW) includes, but is not limited to roof replacement, brick tuck pointing, stone, facia and soffit repair and replacement, lintel replacement, storm drainage work, site work and re-grading related to storm drainage, ACM abatement work, and general construction with minor HVAC, plumbing and electrical work necessary to facilitate the work in the scope of work of this project. Refer to drawings and specifications for detailed scopes of work.
Buildings 6 and 7 are twin structures, each constructed according to an H-shaped plan: major volumes are narrow and organized around double-loaded corridors to maximize natural light and ventilation, a building-comfort strategy common in medical buildings laid out before artificial air-conditioning and ventilation services became typical.
Building 6 is a fully occupied building. Work is to be performed to limit any impact on occupants. A phasing plan is provided as part of the contract drawings with four phases for Building 6 limiting the construction impacts to one side of the building at a time. All efforts must be made to limit the impact to the occupants and temporary closures of any exit access.
Building 7 is mostly vacant except for the basement level. Work can be completed in one Phase, however, exit access from any basement level must be maintained and protected with any exit closure being limited.

2. Remove topsoil and grass layer surrounding Buildings 6 and 7 for regrading.

9. Connecting new downspouts to new underground storm drain system at new roof drain riser pipe.
10. Regrading of the ground along the perimeter of Buildings 6 and 7 to pitch storm water away from these buildings and into proposed yard drains and catch basins with minimum 2% slope.
11. Restoring topsoil and landscape.
12. Restore shrubs and trees in kind at the original location.
13. All disturbed topsoil and dirt shall be stored above ground with compost silt socks surrounding to prevent runoff.
14. All existing catch basins within the project area shall be protected with silt sock to intercept sediment.

The damaged components to be replaced include but are not limited to: flashing, fascia boards and trim, soffits, drip edges, underlayment, and shingles.

C. Areas of brick masonry that exhibit signs of efflorescence are to be cleaned with an appropriate solution that safely cleans the brick and surrounding mortar joints without causing damage or degradation.
4. Repair of the main entrance stair at Building 7 as this stair is currently inaccessible due to severe degradation.
5. All concrete stair treads are to be entirely removed and replaced with new precast concrete stairs. Existing handrails are to also be removed and replaced with new handrail.
