INCORPORATE REVISED SPECS AND DRAWINGS and INCORPORATE RFI Q and ANSWERS
1. Please clarify if we are to re-use/retrofit existing frame, or if existing frames are to be removed and new frames provided. Note R2 on AD-101 calls to remove frames, but no new frames listed in Door Schedule on A-501
VA Response: Doorframes are to be removed per note R2 on AD-101 and shall be replaced with new hollow metal frames. See revisions to door schedule detail 1/A-501.
Specification 08 11 13 Hollow Metal Doors and Doorframes has been added. Provide horizontal frame stiffeners and hinge frame reinforcement per Assa Abloy Pemko DSH1000SER double swing hinge anti-barricade hardware.
2. Please clarify existing wall type at each opening (steel studs & drywall, masonry block, drywall with tile etc.). This will impact demolition of existing frames if required, and new frame installation if required.
VA Response: Existing walls consist of metal studs and GWB; however, there may be some sections of masonry walls still remaining near columns.
3. Please review and clarify requirement for 2-hour fire-rated ICCRA barriers at each opening.
a. Are all the existing walls within each room 2-hour fire rated? If not, we will not be creating a true 2-hour enclosed work area.
VA Response: No, 2-hour fire rated barrier is not required.
b. The existing ceilings are all tamperproof / clipped, this restricts access above the ceiling to run a wall to the deck.
i. If the existing corridor walls are not 2-hour rated, we can’t build a “lid” back to the existing wall to create the 2-hour enclosure.
VA Response: 2-hour fire rated barrier is not required.
c. If 2-hour not required, please clarify ICRA requirements
VA Response: 2-hour fire rated barrier is not required.
d. Spec section 013526-1.12 Infection Control part B deems this project as Class II. Part C of this same section states barriers are only required for Class III & IV
VA Response: 2-hour fire rated barrier is not required. 1-hour barrier is required for patient safety within the Mental Health In-Patient Ward, and aids in meeting ICRA requirements. Barrier shall be constructed of heavy duty impact resistant GWB. As only one patient room can be worked on at a time, recommend Contractor constructs barrier in panel sections that can more easily be taken down and relocated to each patient room.
4. Please clarify hardware requirements on the temporary door given this area of the hospitals use.
VA Response: Temporary construction door shall be provided with Mental Health anti-ligature door hardware and must remain locked (storeroom function) at all times.
5. Drawings call for negative pressure at each area. Given this use of this area, are the windows able to be opened or how are we to exhaust the air?
VA Response: Windows are fixed and not available for use. Contractor shall provide new negative air machine free of dust and recirculate air within each room.
6. Please clarify note 18 on drawing AD-101 VA Response: Disregard note 18 on AD-101.
7. Drawings notes 19 & 20 on AD-101 state
a. Please clarify. Is this stating we need to fire caulk any and all existing penetrations through existing wall? If so, this isn’t quantifiable. Need some sort of quantifier.
VA Response: No, not required as limited work will be done that would require large sections of ceiling to be removed.
8. Drawing note 21 on AD-101 states:
a. Is this for every opening?
VA Response: Required for all patient room doors being replaced to ensure anti-ligature over the door alarms remain in working order during door replacements.
9. All existing bathroom walls contain tile, but are not identified as such on the drawings. These tiles will need to be cut/removed to install blocking as shown in detail 9 on P-100. Depending on stud layout & new sink layout, demolition may be beyond new sink enclosure location and new tiles will be required.
a. Can you please provide manufacturer & color of exiting tile & grout to match?
VA Response:
Floor tile: Daltile Keystones D050 Mottled Medium Brown 2x2 w/ 3” high base; MAPEI Ultralite Mortar: Color Unknown
Wall Wainscot: Meganite 683 Rushmore Granite solid surface material panels with 2mm deep beveled groove at 1 foot increments
b. Is this tile still readily available?
VA Response: Consult with local suppliers on availability.
10. The sink in room C274A is shown being relocated to opposite corner of room. All other sinks are being relocated relatively close to existing location. Please review and confirm this relocation.
VA Response: Sink shall be removed and replaced; use existing location for new sink in room C724A.
11. Please review and clarify these notes on PD-100 being this project is on the 7th floor a.
VA Response: Disregard. Intent is for plumbing lines to be modified as required within the new solid surface sink enclosures.
b.
VA Response: Disregard note. Intent is for plumbing lines to be modified as required within the new solid surface sink enclosures.
12. There is no wall demolition identified on architectural drawings at new sink locations. Is the intent for us to relocate all plumbing lines within new solid surface sink enclosures, or are we to open up walls and run new lines within walls?
a. If new drains are required to be ran to the floor below, please verify existing ceiling type below each bathroom.
VA Response: Intent is for plumbing lines to be modified as required within the new solid surface sink enclosures wherever possible.
13. Please review and clarify this note on P-101:
a. Per solid surface detail 7 on drawing P-100, the panels below the sink will be removable; is this acceptable for “access door”?
VA Response: Yes. Door shall not create ligature points and must be securely fastened.
14. Please clarify the requirements related to the SSHO (013526-1.7):
Please clarify and confirm the VA wants both a full time superintendent and a full time SSHO as spelled out in section 013526-1.7 C&D VA Response: Prime General Contractor’s superintendent may fulfill the SSHO role provided that the individual is competent and trained in all safety requirements for the project.
15. What kind of doors do you want?(Fire Rated, plated with steel, etc.). And what finish would you like on the door?
VA Response: Provide extra heavy duty wood doors per specification 08 14 00. Match existing wood veneer finish: Marshfield Door Systems Plain Sliced Red Oak Clear 0-95. Verify finish matches during submittal phase and prior to ordering.
16. The current hinges are on the floor and top of the frame. The hinges requested will be on one side of the door frame so it might require a new door frame. Would equivalent be one that can be mounted on the floor and top of frame with same safety features?
VA Response: Doorframes are to be removed per note R2 on AD-101 and shall be replaced with new hollow metal frames. See revisions to door schedule detail 1/A-501. Provide door hardware as specified.
17. Would any plumbing have to be moved?
VA Response: Intent is for plumbing lines to be modified as required within the new solid surface sink enclosures wherever possible.
18. What kind of door handle do you want? Would you like a double cylinder lock (Key port on both sides)?
VA Response: Provide single cylinder mortise locks SARGENT 8200 Series Mortise Lock with BHW Trim per specification 08 71 00. Provide the following functions:
· Key outside (corridor side) locks/unlocks door.
· Thumbturn inside (patient room side) locks/unlocks door.
· Key outside overrides thumbturn inside when thumbturn is held in a locked position.
· Handle inside always retracts latchbolt.
19. How many rooms would we be able to work on at a time?
VA Response: Per note 1 on drawing AD-101, only one room can be worked on at a time.
20. How big is the storage area provided?
VA Response: See room C703 Shaft on drawing GC-101. Room dimensions have been added. The room contains a disconnect that cannot be blocked at any time.
21. Would you like the sink and counter to be all one piece or two pieces that connect to one another?
VA Response: Provide sink integral to counter as one piece.
22. Would a deposit be granted during submittal period for all materials?
VA Response: Advance payment for materials is not allowed. Payment for stored materials is not allowed.
23. What size privacy window would you like? 18”by18” or 6”by24”
VA Response: Per drawing A-501 and specification 08 88 70, privacy window shall be 18” x 18”.
24. Was there any new information or photos or any additional info issued after the site visit?
VA Response: See SAM.gov for any solicitation amendments being posted.
25. I am seeing 12 Extra Heavy Gauge Cased open metal frames, 12 Extra Heavy Duty Wood door leafs (not the Acrovyn impact doors I was expecting) and 12 sets double acting door hardware.
VA Response: Quantities confirmed.
26. Can “Vistamatic” windows/ glazing be furnished this factory glazed into wood doors?
VA Response: Vistamatic privacy windows are currently installed in existing doors. New Vistamatic windows shall be provided with beads flush with door (no ligature points nor sharp edges allowed).
27. Requesting the Solid Surface material finishes for the sinks and sink bowls.
VA Response: Provide Corian Savannah for sink enclosure and integral sink basin.
28. If patching of existing walls is required following sink and doorframe removals, are there any special requirements for sheetrock?
VA Response: Provide 5/8” high impact resistant and mold resistant GWB. See revised specification 09 29 00 Gypsum Board. Patch, paint and repair to match existing adjacent finishes.
