Re: RFI #1 – General Questions from 6/30/22 Upgrade Clinical Space Extended Care in Bldg. 1 at VA Lyons Campus VA Project No. 561A4-18-118 FE Project No. 19-324
Attachments: Sketch SKAS-100.1, Sketch SK-MH702.1, Phasing Sketches #1-3
Dear Ms. Clark and Mr. Boehner, In response to the RFI’s received on 6/30/22 please find our official responses, in italics, below:
1. On plan AS-700, detail 18: Typ. Window-Ceiling Detail:
It shows a “new solid surface window stool with eased edge on ¾” fire treated blocking with dimensions to be V.I.F.”
Is this for every single window in building #1? (There is no window schedule) This is only for the windows within the indicated scope of work.
2. On plan HA-101 “Asbestos Abatement Plan Ground Floor Through Roof”:
VA Project No. 561A4-18-118; Upgrade Clinical Space Extended Care – Bldg. 1 VAMC Lyons, NJ
FE PROJECT NO. 19-324
Under asbestos abatement legend, note #5 exterior window caulk, remove all layers of exterior window caulk and backer rod.
Are we to do this for all the windows at building #1?
No. Exterior window caulk and backer rods are only to be removed in the areas shown on drawing HA-101 (approximately 56 windows +/-).
Are we also to install new backer rod and caulking at the windows where caulking and backer rods are being removed?
Yes. New window caulk and backer rod to be installed at all locations subject to asbestos abatement. Please see below for installation procedure. All materials to be provided by the G.C.:
3. On plan MD-202:
It calls for ductwork on the roof to be demolished.
What is the existing roof system made of?
Is there an existing roof warranty in effect?
The existing is a white membrane roof in good condition and currently not under warranty. Cut and patch as required with compatible materials. Guarantee roofing work in accordance with contract documents.
4. On plan MH-101 for the new ACCU-1:
We need additional information for the concrete equipment pad, such as the thickness of the concrete and if there is any rebar in the pad?
Drawing AS-100 shows the equipment pad to be 4” thick.
See attached sketch SK-MH702.1.
5. On plan MH-701 “Concrete Pit Fence and Ladder Detail”:
We need a spec for the black chain link fence.
FE PROJECT NO. 19-324
See attached specification 323113 Chain Link Fences and Gates. All new fencing shall have a black finish.
6. On plan MH-702, detail 9 “Extroic Concrete Pit Detail”:
The note says “provide 6’ high black aluminum fence around the concrete pit. See detail 15/MH-701 for more information” Detail 15 note says “black chain link fence” We need to know which fence material to use - is it black aluminum fence or is it black chain link fence?
We also need a spec for whichever material you chose (chain link or aluminum) for around the concrete pit.
See attached specification 323113 Chain Link Fences and Gates. All fencing shall have a black finish.
7. Please provide more detail on the cabinets and storage cabinets. Which of these are to be plastic laminate, which are to be stainless steel metal? As the finish plan says plastic laminate, but there is a spec section for stainless steel cabinets.
The cabinets within the Clinic are all wood with P-Lam and Corian.
8. Please provide measurements and dimensions on the plan to show how big the rooms are, the length of walls, the existing window sizes, etc.
See attached sketch SK-AS101.1 with added dimensions. All sizes, quantities and counts are the responsibility of the bidder.
9. Please provide more details and both interior and exterior elevations of the handi-lift Please re-review the drawings and specifications. More specifically please see the following:
Detail 2/AS-100 shows footing plans for the lift.
Drawing AS-701 shows demolition and construction elevations of the lift area.
Drawing AS-702 shows demolition and construction wall sections of the lift area.
Detail 6/AS-703 provides all product data and plan views of the lift.
10. The plaster walls call to be removed due to the asbestos in the plaster, and there is a detail on the furring partitions but the floor plan doesn’t indicate what walls are to be partition type A, E, F. Please indicate these partitions on the floor plan.
See attached sketch SK-AS101.1 with added tags. All sizes, quantities and counts are the responsibility of the bidder. No Type F in the project.
11. There is a plan page on scaffolding. Please detail why and where this scaffolding would be required. As a manlift would be sufficient for this work.
Scaffolding drawing was provided for reference only. Contractor to determine what equipment is necessary for completion of work. A manlift would be acceptable if all specified and governing safety requirements are met.
12. Please provide more detail in the plaster containing asbestos removal. Please indicate what exactly needs to be removed.
FE PROJECT NO. 19-324
The contractor is to remove approximately a one foot (1’) wide strip of plaster from floor through ceiling to expose underlying pipe insulation. Both pipe insulation and plaster are to be removed and disposed of as asbestos-containing material.
13. What type of glass are we to use for replacing the window panes to match existing.
New glazing units are to be 1” insulated glass, with Low E coating and tinting to match existing.
14. Please indicate the windows sizes and the quantities that require window shades Windows are approximately 3’ wide and 7’ tall, all dimensions to be verified in field. All windows in the indicated scope of work are to receive shades. Window shade needs to be 1% open, not 3%.
15. Please provide more detail with ICRA barriers and how the VA is expecting us to renovate the area while also keeping the blood work area in operation.
This project shall be broken down into three phases. For exact locations of each phase please see the provided phasing sketches. All night work and weekend work for phase II shall be coordinated with the VA in accordance with the specifications.
Thank you, Eric D. Fellenzer, P.E.
