SCOPE OF WORK
Project No. 528A5-18-512
Roof Replacement for Connecting Corridors, Building 39 and Flat Roofs Canandaigua, VA Medical Center, 400 Fort Hill Avenue Canandaigua, NY 14424
The general scope of this project is to replace existing roof systems on 10 connecting corridors (CC), and Building 39 roof and replace or provide roof repairs to five (5) EPDM flat roofs on Buildings 1, 5, and 7 of the VA Medical Center, Canandaigua, NY. Provide a schedule of values for each of the following:
1. Ten (10) connecting corridors
2. Building 39 (nurses barn)
3. South end and South West flat roofs Building 1
4. North flat roof Building 5
5. South West and North West flat roof Building 7
A. EXISTING CONDITIONS
The Canandaigua VAMC is a campus facility with many (more than 30) buildings located on over 150 acres. Many of the facility buildings are eligible for inclusion on the historic register. These buildings and roofs match the existing structures and must be replaced and repaired to maintain conformity.
There are ten (10) connecting corridors (CC), one (1) standalone building, and four (4) flat roofs on three different buildings in this scope consisting of a mixture of natural slate shingle sloped roofs, Built Up Roofing over wood deck, and EPDM flat roofs. The breakdown of the roofing type and materials are listed as follows:
Existing Condition 1 Natural Slate Roof at Connecting Corridors:
Eight connecting corridors throughout the campus ranging from approximately 6-30 squares each consist of natural slate shingles over wood decking. The roof eaves range from approximately 4’ above finish grade to 12’ above finish grade. The existing roofing system is approximately 80 years old and has started to fail. Ventilation is achieved by a ridge vent at the peak, and rectangular aluminum vents cut into the wall under the eaves.
Existing Condition 2 EPDM Roof above Natural Slate:
The corridor connecting buildings 4 and 5 was renovated to allow access to both the ground floor and first floor of building 5. The corridor was extended to be double the width, with a natural slate roof on the lower portion, and EPDM flat roof over the top. The EPDM flat roof is fully adhered over polyisocyanurate attached to a wood deck.
Existing Condition 3 EPDM Roof at parapet:
The majority of connecting corridors have EPDM flat roofs at either end where they connect to the respective buildings. The EPDM is fully adhered over polyisocyanurate; adhered to a concrete deck.
There is a combination of scuppers and roof drains to remove the rain water from the roofing system.
Existing Condition Building 39
Building 39 is an unoccupied, non-climate controlled storage garage. The existing roof system is 1 layer built up roof system approximately 25 years old over a wood deck. Water infiltration has led to some roof deck degradation.
Existing conditions EPDM roofs Buildings 1, 5, and 7
EPDM roof systems on buildings 1, 5, and 7 range from approximately 10 to 20 years old.
Current roof system is a fully adhered EPDM with polyisocyanurate insulation over a concrete roof deck.
All roofs are surrounded by parapet walls. Building 1 flat roofs have HVAC equipment mounted onto curbs. Roofs are currently leaking. It is expected that some or all insulation will need to be replaced. A combination of scuppers and roof drains are installed to remove rain water from the roofing system.
