RLP Procurement Summary GSA Public Buildings Service

U.S. GOVERNMENT

General Services Administration (GSA) seeks to lease the following space:

State: New York City: Newburgh

Delineated Area: North: Route 52 South: Route 207 East: Interstate 87 West: Route 747

Additional Requirements: Space must be located in a commercial office district with attractive surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use.

Subleases are not acceptable.

The Government requires a fully serviced lease. All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration.

The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility, Architectural Barriers Act. Accessibility Standards, ABAAS.

The building shall not be located adjacent to, in close proximity or and/or within residential areas, educational facilities, religious facilities, and/or retail centers.

The Government shall have access to the space 24 hours a day, 7 days a week and will require an emergency generator.

Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design.

A dedicated sally port/garage will be required for secure access into building for deliveries by Government vehicles, including detainee buses and vans.

A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. A loading dock is not required.

Offered space must be contiguous on one floor or vertically contiguous on two floors and shall provide configuration of space that will allow for an efficient layout of space for offices, workstations and special use spaces (file, copy, storage rooms, etc.).

Secured parking to include 66 surface spaces and one (1) oversized space for a vehicle measuring 24L X 10W X 10H.

Additional parking required by local code.

Demarcation of the services into the building shall be in a secured area.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain).

Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition
