About this file
This is a Project Manual and specification document for the City of McKinney, Texas, detailing the single-family housing replacement project at 705 Gerrish Street, McKinney, TX 75069 (Job No. 26021). The project involves the reconstruction of a residential home and is managed by the City of McKinney's Affordable Housing Administrator, Cristel Todd. The work encompasses demolition, concrete work, masonry, wood and plastic materials, thermal and moisture protection, openings, finishes, specialties, equipment, furnishings, earthwork, exterior improvements, plumbing, mechanical systems, and electrical work. The project is designed by Quorum Architects, Inc., with structural engineering by Frank W. Neal & Associates, Inc., civil engineering by Westra Consultants, and MEP engineering by BHB Engineers, Inc. The contractor must submit a work schedule prior to implementation, establish an independent testing laboratory approved by the Owner, and comply with all local, state, and federal codes including the Texas Building Code and OSHA requirements. Site visits must be coordinated with the City in advance, and contractors are responsible for verifying existing conditions and utility locations before commencing work.
The contract is structured as a single lump-sum agreement with the contractor responsible for all building permits, inspection fees, and occupancy permits required by the City and local jurisdictions. The contractor must provide watertight and weathertight construction, maintain the site free of debris during construction, and implement temporary facilities including fencing, utilities, HVAC controls, and fire protection measures. Final payment will not be made until all closeout submittals, warranties, operations and maintenance data, spare parts, and punch list items are completed and certified. The contractor must maintain temporary construction fencing around the entire work area, provide progress documentation with weekly photographs, and ensure compliance with environmental regulations, safety standards, and the City's supplementary contractor rules including prohibitions on smoking, firearms, and illegal substances on the property.
