About this file

This is a Project Manual for the Filter First Implementation project issued by Coldwater Community Schools in Coldwater, Michigan, designed by IGNYTE Design, PLLC. The project encompasses water filtration system implementation across seven school buildings: Coldwater High School, Legg Middle School, Jefferson Elementary School, Lakeland Elementary School, Max Larson Elementary School, Lincoln Learning Commons, and Kids Club. The contract is for general construction work including plumbing and electrical installations. Bids are due on April 20, 2026, at 2:00 p.m. local time, submitted via email to Jon Rumohr, PE at IGNYTE Design. The bidding documents became available on April 7, 2026. All qualified, properly licensed bidders are invited to submit proposals. The work must be completed within 60 calendar days from the Notice to Proceed, with a project completion deadline of June 30, 2026. A bidders' conference is not explicitly mentioned in the manual.

Bid security of 5 percent of the bid amount is required, and no bids may be withdrawn for 60 days following submission. The project is subject to the Davis-Bacon Act, requiring prevailing wages and fringe benefits for federally funded construction work. Bidders must submit pricing for each building individually and provide a total project cost. The manual specifies that bids be organized as a single-prime contract for all trades. Bidders must comply with familial disclosure affidavits and Iran Economic Sanctions Act certifications as conditions of bidding. The contract will be awarded to the lowest responsive and responsible bidder. The successful contractor must execute the contract within 10 days of notification of award or forfeit the bid bond. Payment procedures follow AIA Document G702 and G703 standards, with applications submitted according to the agreement schedule.

2. File Names and Bookmarks: Bookmark individual documents based on file names. Name document files to correspond to system, subsystem, and equipment names used in manual directory and table of contents. Group documents for each system and subsystem into individual composite bookmarked files, then create composite manual, so that resulting bookmarks reflect the system, subsystem, and equipment names in a readily navigated file tree. Configure electronic manual to display bookmark panel on opening file.

E. Identification: In the documentation directory and in each operation and maintenance manual, identify each system, subsystem, and piece of equipment with same designation used in the Contract Documents. If no designation exists, assign a designation according to ASHRAE Guideline 4, "Preparation of Operating and Maintenance Documentation for Building Systems."

1.5 SYSTEMS AND EQUIPMENT OPERATION MANUALS

A. Systems and Equipment Operation Manual: Assemble a complete set of data indicating operation of each system, subsystem, and piece of equipment not part of a system. Include information required for daily operation and management, operating standards, and routine and special operating procedures.

B. Content: In addition to requirements in this Section, include operation data required in individual Specification Sections and the following information:
