About this file

This Scope of Work (SOW) details a design-build project to renovate Suite 140 in Building 1601 for a Drug Demand Reduction (DDR) Facility at Tyndall Air Force Base, Florida. The project encompasses approximately 1,500 square feet of interior renovation and 1,465 square feet of exterior work, with a total period of performance of 360 calendar days (120 days for construction documents and 240 days for construction).

Key requirements include renovating the facility with specific design elements such as a clear solid oak wood Dutch door, transaction counter, test drop shelves, bottle filler with wash sink, break room with stainless steel sink, and conference area with storage cabinets. The project must comply with numerous technical specifications across divisions including concrete, metals, carpentry, electrical, plumbing, HVAC, and cybersecurity. The solicitation is set aside for Women-Owned Small Businesses (WOSB), with a project magnitude between $500,000 and $1,000,000, and will be awarded using the Lowest Price Technically Acceptable (LPTA) source selection procedure.

011100 Summary of Work: POP 113 A. This project has an estimated period of performance (PoP) from Notification to Proceed (NTP) 114 through completion and turnover of the facility back to the Government for mission operations 115 with a break down of 120 calendar days for construction documents and 240 calendar days for 116 construction. 117

011100 Summary of Work: Site Location and Project Description 119 A. Site Location: This project is located in Bay County, Florida at Tyndall Air Force Base, on the 120

“support” side of the main base. The site is the interior suite 140, and some exterior, of building 121 1601. 122

1. The scope of the project includes the contract construction documents and 123 renovation/construction of a Drug Demand Reduction (DDR) facility. 124

2. The notional drawings in Appendix A, of this SOW, presents the layout for the site work and 125 interior floor plan for 35% RFP Bid. This design is a concept and is subject to change based 126 on DOR’s final design. 127

3. The awarded contractor will develop contract construction documents and provide 128 renovation/construction disciplines for build out of the Drug Demand Reduction (DDR) 129 facility. 130

4. Following numerous coordination charrettes with stakeholders, the Appendix A site work 131 and floor plan is the final layout. The awarded contractor must use the plan in the awarded 132 SOW and not alter it. Altering the plan will need the contractors justification and then 133 approval from the base stakeholders. 134

5. For the reader of this SOW’s, from the numerous charrettes an adjacency matrix has been 135 developed and has been used to layout the floor plan in appendix A. 136
