COPERNICUS HALL COMMUNITY HEALTH EDUCATION CENTER PHASE 2 RENOVATIONS - TECHNICAL SPECIFICATION PACKAGE
This comprehensive technical specification package, dated September 2, 2025, pertains to the Phase 2 renovations of Copernicus Hall Community Health Education Center at Central Connecticut State University (CCSU Project No. 23-136A). The project encompasses extensive renovation work across multiple construction disciplines including demolition, concrete work, metal fabrications, rough and finish carpentry, thermal and moisture protection, doors, frames, hardware, glazing, non-structural metal framing, gypsum board, acoustical ceilings, fluid-applied flooring, painting, interior signage, toilet and bath accessories, residential appliances, therapy equipment, and complete plumbing and mechanical systems. The specification package establishes detailed requirements for materials, products, fabrication standards, installation procedures, quality assurance protocols, and testing methodologies across all trades. The document references numerous industry standards including ASTM, NFPA, ADA, ICC/IBC codes, and manufacturer specifications, with emphasis on accessibility compliance, fire-rating requirements, and seismic considerations where applicable. Specific products are identified by basis-of-design manufacturers with allowances for approved substitutions, and all work requires compliance with Connecticut State Building Code and local jurisdictional requirements.
The specifications mandate comprehensive submittal requirements including product data, shop drawings, samples, manufacturer's installation instructions, and operational manuals prior to procurement and installation. Quality assurance provisions require qualified manufacturers with documented experience, trained installers, and third-party certifications where applicable. The document establishes detailed execution requirements for protection, coordination among trades, field quality control testing and inspections, and final cleaning and adjustment procedures. Warranty periods vary by system, ranging from one year for standard mechanical systems to twenty-five years for manual door closers and ten years for specialty products such as coated glass and laminated glass. The project does not establish specific pricing terms, set-asides, or funding sources in this specification package, as these elements are addressed in separate procurement and contract documents. All work shall be performed in accordance with manufacturer recommendations, industry best practices, and governing codes, with continuous coordination among contractors to ensure proper integration of building systems and completion in a workmanlike manner.
