About this file

This document is a Space Allocation and Finish Schedule (Section B-3) for the Executive Office of Health and Human Services, Department of Children and Families (DCF), serving Auburn, Berlin, Bolton, Boylston, Clinton, Grafton, Harvard, Lancaster, Milbury, Shrewsbury, Sterling, West Boylston, and Worcester, Massachusetts (Project Number 202508300, dated November 2025). The project encompasses approximately 23,600 usable square feet of space allocation across three primary functional areas: Staff Areas (11,518 usable square feet with 152 staff and 89 seats), Support Areas (7,356 usable square feet), and Client Service Area (4,729 usable square feet). The Staff Areas include five social work clusters, each consisting of 1,258 square feet plus 42 percent circulation totaling 1,786 square feet, along with administrative offices, workstations, quiet focused workspaces, and equipment storage. The Support Areas include records management (active and archive files), copy/mail operations, network distribution frames, staff support facilities, galley kitchen, storage for supplies and children's clothing, IT workroom, children's secure suite (1,050 square feet), car seat closet, wellness room, restrooms, conference rooms, and huddle rooms.

The facility design specifications detail comprehensive finish schedules for flooring, base, wall, ceiling, and millwork, utilizing materials such as carpet tile (Mannington Cryptogram in Oscillator Vertical Ashlar), luxury vinyl tile (Mannington Spacia Wood in Mulled Oak), ceramic tile flooring (Crossville Color Blox in Blue Suede Shoes), and static dissipative tile for technology spaces. Wall finishes include standard and scuff-resistant paints from Sherwin Williams in colors such as Pure White, Dovetail, Mindful Gray, Moody Blue, and Interesting Aqua, with chair rails specified for high-traffic and client interaction areas. All office spaces feature full-height partitions with locks and sidelights, while open areas utilize landlord-installed systems furniture with touchdown stations equipped with voice, data, and power outlets. The Client Service Area incorporates eight interview rooms (family time rooms) with social worker alcoves totaling 1,840 square feet, three meeting rooms for family team and fair hearing functions at 750 square feet, and entry areas with waiting and seating (500 square feet), receptionist counter, and client restrooms with accessibility features.
