About this file

This document is Addendum 1 for the Polvadera Fire Station project in Socorro County, New Mexico, issued to provide clarification and updates to the original bid documents. The addendum addresses multiple contractor inquiries regarding project specifications, including temporary power coordination with Socorro Electric Cooperative, insurance requirements, utility responsibilities, and changes to the project drawings. Significant modifications from the previous September drawings include removing roadwork, visitor parking spaces, walkway, earthwork limitations, and several peripheral items like pipe bollards, ceiling fans, and a flagpole.

The project has an estimated construction budget of $450,000 and involves building a new fire station with specific details about utility connections, water meter installation, and coordination with the Polvadera MDWCA. The metal building will be owner-supplied and includes attic and wall insulation and anchor bolts. Contractors are advised that mechanical, plumbing, electrical, and site utility specifications are contained within the drawings. The addendum also indicates that value engineering proposals may be considered after bidding and with approval from the jurisdiction, and provides guidance on specific details like bathroom countertops, toilet partitions, and septic tank specifications.

2. Is pollution insurance required?

No, pollution insurance is not required.

3. Is Builders Risk Insurance required?

Yes.

4. Will the General Contractor be responsible for any power company fees?

5. Will the General Contractor be responsible for any tap fees or meter fees that may be applicable?

The Contractor may coordinate with the water utility company for access to water for construction.

7. What is the estimated budget for this project?

Socorro County estimates $450,000 cost for construction.

8. What drawings have changed from the project set issued last September? What are the basic changes from the previous set?

Drawings that have changed include from the previous issue include: Sheets G-001, G002, AS- 101, C-101, C-102, C-501, A-101, A-111, A-121, A-201 and A-401. Roadwork has been removed from the project including six visitor parking spaces and walkway. Earthwork is limited to the area of the building pad and the concrete slabs outside of the fire truck bays. Pipe bollards, ceiling fans, garage traffic paint, concrete pad under propane tank, and flagpole have also been removed from this project.

9. Sheet C-102, Note #9 indicates INSTALL NEW 1" WATER METER PER LOCAL WATER AUTHORITY. "WET TAP" NEW SERVICE INTO EXISTING OFF-SITE WATER LINE. But Spec Sec 011000-2, Para 1.4, A, 1.a states “Off-site utility Work and Paving. County will install utility stubs from the street to the fire station site and pave the access road under a separate contract.” – Please clarify which one is correct.

The Contractor shall coordinate requirements for water tap with the Polvadera MDWCA.

10. No specification for plumbing or utilities.

Mechanical, plumbing, electrical, and site utility specifications are on the drawings.

11. If they need contractors to do the hot tap/meter we will need to know who the facility owner is, governing specs and type of meter required.

Contractor shall coordinate requirements for water tap with the Polvadera MDWCA.

12. Looking at sheet A-401 for the Toilet Partitions and Toilet Accessories: Item F references Sheet A-651 for the Toilet Partitions and I do not see the sheet in the drawings.

a. Item “F” refers to Sheet A-401 Wall Partition Types – Partition types are on sheet A- 101 Drawing D1.

b. Toilet Accessories and Schedule is listed on A-401. A urinal screen is tagged as T-65 and listed in the schedule as a floor braced 11” x 42” screen.

13. Do you have a copy of the geotechnical report? I need to get an idea if we will need a crane to set the septic tank.

Geo-technical report is posted online at www.bidnetdirect.com//socorro-county

14. Also the 2,000 gallon tank is overkill. Can we value engineer it with a 1,500-gallon tank (non H20) with a regular D-Box? The tank is in a non-traffic area so a 1500 non H20 tank would work. The 2,000 gal tank is rated H20 because that is the only way they are made.

Value engineering may be considered after the bid and with approval of the authority having jurisdiction.

15. I see bathroom counter tops but cannot locate details.

Provide solid surface counter top for lavatories, one 4’-6” and one 6’-0” – Field verify dimentions attach with under-counter brace.

16. The owner supplied metal building:

Does it come with insulation?

Yes, the metal building supplier will provide attic and wall insulation, contractor to coordinate delivery time with owner.

Does it come with anchor bolts?
