The contractor must quote according to the design package.
6. Q: Confirm the specificaons and model of the door handle and hydraulic arm presented in the ADA Compliant Security Doorknob drawings (Architecture)
On Door Handles:
Grip Design:
• Must allow use with one hand, without ght grasping, twisng, or applying force with the wrist.
• “Lever,” “D-type,” or tubular handles are acceptable.
• Tradional round knobs are NOT acceptable.
Operang Force:
• Must not require more than 22.2 N (5 pounds) of force to operate.
On Hydraulic Arms:
Opening Force:
• For interior doors: No more than 22.2 N (5 pounds).
• For exterior doors: Higher force is permited, but it is recommended to adjust it as low as possible without compromising funconality.
Closing Speed:
• The door must take at least 5 seconds to close from 90° to 12° before latching.
ADA compliant models will be suggested by the security door manufacturer according to the above specificaons.
7. Q: Is there a defined execuon sequence or schedule by area or specific milestones? (Construcon Planning)
The contractor must propose the schedule.
8. Q: Will there be a designated space on site for material storage, considering the work will be carried out sequenally by area?
(Construcon Planning)
It will be available outside in the yard.
9. Q: What is meant by “LANDSCAPE PROTECTION ZONE”? Will any type of temporary or permanent protecon be installed during construcon?
(General)
The landscape protecon area must be installed for the duraon of the exterior works. It involves a protecve barrier around the trees with plasc covering in the indicated areas.
10. Q: Drawing AE-02: The legend indicates “Removal of exisng elements,” but it does not specify which elements. During the site visit, several condensers were observed. Are all these elements condensers? If so, does the scope include only the removal of the condenser units, or also the associated piping? (General)
Yes, they are condensing units and associated installaons such as the electrical box supplying them on the exterior garden wall.
11. Q: During the site visit, it was observed that the installaon of the new bathroom will require modifying the lighng outlet of the adjacent room.
No as-built or intervenon drawings were found that reflect these changes. Should this intervenon be considered part of the scope? If so, please confirm whether it includes only the light fixture or also other electrical components such as switches, outlets, and associated conduits.
(General)
Yes, relocaon of the light fixture should be considered. The associated electrical components will remain.
12. Q: Drawing SE-10 – Node C: The connecon detail of beam V1 is not shown. Could you please provide this detail? (Structure)
It is a tongue-and-groove assembly joined with a 5/8” pin. The possibility of reinforcements is le to the contractor’s discreon.
13. Q: Drawing SE-10 - BOX 1: – For anchoring the ∅ 5/8” bars to the plate on the exisng wall, will a recess in the wall be required? If so, what will be the wall patching procedure? (Structure)
Epoxy sealant must be applied to the connecon with the anchor bars, and the wall will be patched with cement.
14. Q: During the visit, it was indicated that all areas to be intervened would be painted; however, the TV Room, New Hall, and Office are not included in the painng legend on the plan. Are these areas excluded from the painng scope? (Architecture)
All intervened areas must be considered for repainng.
15. Q: The new pedestrian ramp will raise the level over the exisng grass area. How will the transion between the new levels and the exisng garden be resolved? (Architecture)
The ramp should follow the terrain’s topography with a height difference no greater than 15 cm
16. Q: Please confirm that only the areas marked on Drawing AE-01 will be painted. (Architecture)
As a reference, all interior areas that are intervened must be repainted due to the nature of the work.
17. Q: Drawing AE-01 indicates that the floor finish will be replaced with wood throughout almost the enre residence (according to the legend).
However, during the visit, it was menoned that only carpeted areas would be replaced. Could you please confirm the scope? (Architecture)
The marked area must be considered, replacing both carpeted and wood areas. However, unit prices should be proposed per m² in case a budget reconsideraon is necessary.
18. Q: The specificaons for the new drywall paron is not detailed. Will it be a standard paron with light or heavy gauge studs? Will it include cross bracing profiles? Are there any reinforcements included, or only those necessary for safety-related elements? (Architecture)
