C. GENERAL DESCRIPTION/SPECIFICATIONS/WORK STATEMENT
The Contractor shall furnish and install all materials required by this contract. The contract drawings are set forth in Section C.5.
PART ONE – GENERAL
C.1.1 SUMMARY:
A. The U.S. Consulate in Monterrey, Mexico, has a requirement for a solvent-based elastomeric roof coating and roof related repairs on the existing 22,000 square foot NCC Staff Parking
Garage Roof.
The area to be coated consists of a concrete deck. The proposed roof repair coating using a local contractor includes, but is not limited to, the following:
1. Clean/Pressure wash roof areas and allow to dry.
2. Perform minor repairs where the concrete slab has been damaged or showing signs of stress cracks.
3. Begin repair work using a primer at low end around roof drains, scuppers or eave edges.
Apply primer over entire roof field and flashings.
4. After priming the entire surface, apply first grey coat (base coat) over the entire concrete surface, starting at low end around roof drains or eave edges. While first grey coat is still wet, install/roll full polyester fabric. Install fabric over the entire roof area field.
5. Apply a second grey base coat and embed the full fabric over the entire roof area field so that no white fabric shows through. Allow to dry
6. Apply white coat or finishing material and embed fabric on all base flashings (up-turns) around roof perimeter, penetrations, and terminations. Allow to dry.
7. Apply Flashing Grade at all difficult up-turns, terminations, projections, and flashings or where needed to insure proper waterproofing. Allow to dry.
8. Apply first field white topcoat over the grey coat/field of roof and allow to dry, per manufacturer requirements, prior to applying the second white coat.
9. Apply second white topcoat as final finish.
B. The following buildings / roof areas are included in their project.
1. Parking Garage CAC Roof Area (PKG) – 22,000 Square Feet/ 2,044 Square meter
2. Parapet total area is 242.4 m2 total
