1.B SUMMARY OF WORK

1.B.i The existing, modern, parquet floors [installed during the 20th century], laid on timber [pine] and chipboard supports have deteriorated due to:

heavy usage;

successive rubbing-down of the surfaces [which has reduced the thicknesses of the tongue and grooved joints]:

central heating [which has dried out the timber – causing it to “shrink” and become “brittle”.

During a renovation of the property below-floor air-conditioning [ducts, pipes, fan-coil units] and new electrical wiring were installed in the salons. To accommodate these installations the timber supports of the parquet floors were cut out and replaced with steel crossbars covered with chipboard. Ventilation grids have been incorporated at each window and between each window.

To expose the fan-coil units for maintenance and/or repair, sections of the parquet flooring have to be removed. Refer to attached pictures and schematic section of existing conditions.

1.B.ii This Scope of Works is for:

- the replacement of the parquet floors and part of its supports

- the installation of vertically removable floor access panels for fan-coil units and access traps for electrical and audio plugs

- the preservation of all existing ventilation grids

In following salons:

- the Grand Reception Room (220);

- the State Office (219);

An installation report including as built drawings and recommendations for maintenance of the new flooring shall be provided at the end of the project.

Repair of some defaults of the existing parquet at other rooms of the second floor is included but should be quoted as optional.

3 | P a g e 2 6

1.B.iii Preparing work:

Shop drawings:

The Contractor shall create exact floor plans and shop drawings indicating the size and orientation of the panels which represent a continuous pattern throughout the State Office and the Grand Reception Room and following information:

- Position of all ventilation grids

- Position of the vertically removable parquet panels for access to the maintenance of the fan coil units

- Position of the access traps to the electrical and audio plugs

- Shop drawings need to show each piece number in each panel number, panel orientation, fasteners, hardware, etc.

The attached drawings are indicative. The contractor shall await owner review and approval of his shop drawings prior of installing parquet on site.

Sample:

The contractor shall provide a sample of approximately 100 x 100cm Versailles parquet flooring as specified hereafter including:

- 2 access traps to the retractable handles needed for the vertically removable parquet panels

- 1 access trap to the electrical and audio plugs The contractor shall start the production of the parquet once the sample is approved by the client.

1.B.iv Removal of existing parquet and subflooring

Parquet:

All existing parquet shall be removed and evacuated. Following items shall be preserved on site, at its original position:

- All ventilation grids incorporated to the existing parquet

- All accessories of the doors and the windows (strikes, door blockers)

If required, baseboards shall also be removed but preserved on site and reinstalled at the end of work. Any damage of wood or paint finish will be the responsibility of the contractor to return to previous state.

4 | P a g e 2 6

Subflooring:

At areas above the existing fan coil units the subflooring consists of removable chipboard panels approximately 22mm thick. These areas are estimated up to 30% of the surface of each salon.

Work will require replacement of the chipboard under the removable access panels.

At all other areas existing subflooring made out of pine boards shall be completely removed and evacuated.

1.B.v New subflooring

Replacing of the existing subflooring:

The position and pattern of the new Versailles parquet panels will be different from the existing parquet pattern, refer to attached drawings. Adjusting of new subflooring will be necessary at each fan coil where access for maintenance is needed.

Material of the new subflooring

Plywood approximately 22mm thick (samples and technical sheet to be provided by the contractor). The aim is to ensure sufficient rigidity of the new subflooring. The thickness of the plywood and the rigidity shall be adjusted to the distance of its support in order to ensure 100% rigidity.

At all other areas:

The contractor shall verify the solidity of the existing sleepers and repair or consolidate them where required.

A new subfloor shall be provided and installed in order to homogenize it with the new subfloor above the fan coil units. Plywood panels shall be solidly nailed on the existing sleepers. Its thickness shall be adapted to the remaining void between the sleepers and underside of the parquet.

5 | P a g e 2 6

1.B.vi New parquet

The contractor shall manufacture and lay new parquet in continuation of the existing Versailles parquet in the Oval Room (218) and State Bedroom (217). The locations and quantities of this new parquet are as follows:

- 219 State Office (approximately 49sqm, not including the chimney)

- 220 Grand Reception (approximately 71sqm, not including the chimney)

Refer to attached layout plan, which is indicative. The contractor shall provide his own shop drawings for approval [refer to1.B.iii].

The ‘pattern’ of the parquet within the sections shall be an aged parquet de Versailles pattern, approximately 22mm thick oak (as per existing parquet). Hereafter the manufacturing specifications of the parquet as it has been carried out at the adjacent salons.

The work shall consist of:

- manufacturing a French style parquet in new oak cut grain and against the grain treated and assemble identically as old parquet following the specifications given in the treaty given from the “maître menuisier André- Jacob Roubo”

- Oak quality shall be selected according to class 4 norm EN460, (Classé class 4 par la norme EN460), it should be knot free (sans noeud) and rift sawn (débité sur quartier).

- sanding each piece one by one, gently brushing to slightly accentuate the wood grain, polish and burnish the edges with a sharpener - this process will help to obtain irregularities that will look like aged parquet.

- aging of timber through oxidizing before installation; apply to each timber board finish face and the tongue and groove edges (this process is important because it allows the tint to look similar to the old natural wood)

- apply light and golden stains to harmonize the tones and make them luminous

- in the workshop, apply two layers of new wax and polish with a goose feather brush while waiting for the final wax polish after the laying of the original parquet

- parquet panels shall have tongue and grove except those which will be vertically removable (tongue only at one side)

- lay the parquet and level on the new subflooring – all panels and boards nailed on the under flooring but still removable in case access is required to the void under the subflooring.

6 | P a g e 2 6

- apply of natural polish with heat

- apply light tinted polish to give the ensemble a warmer color to accentuate the aging and to emphasize the joints

- brush and polish

Work shall include the incorporation of following items:

- removable panels (approx. 30%) as shown in attached drawings

- all existing ventilation grids to be maintained at their position

- all accessories of the doors and the windows (strikes)

- access traps to the electrical and audio plugs [refer to1.B.vii]

- vertical removable access panels for each below-floor fan-coil units [refer to1.B.viii].

Finished floor level:

Considering the age of the building, the existing floor level is not perfectly horizontal. The finished floor level of the new parquet shall be adjusted to following existing conditions and items:

- finished floor level (parquet) at adjacent salons 218 and 221

- finished floor level of the marble around the chimneys

- finished floor level at all baseboards

- all ventilation grids incorporated to the existing parquet

- all accessories of the doors and the windows (strikes)

1.B.vii Access traps for electrical and audio plugs

The contractor shall incorporate access traps to the existing electrical and audio plugs. The locations and quantities of these traps are as follows:

- 219 State Office – 3;

- 220 Grand Reception Room – 7

Material, hinges and lock of the access traps shall be similar to the existing traps, incorporated to a square component of the Versailles parquet panel:

- Brass eyelet: interior diameter 6mm, exterior diameter 9mm

- Key square section of 3mm (the contractor will provide 5 keys)

- Retractable flap for the electrical cables on brass hinges

Refer to attached pictures of existing access traps

7 | P a g e 2 6

The pattern of the new parquet will be different from the existing pattern. The position of the existing plugs might have to be adjusted in order to meet with the position of the new access traps. When required the plugs shall be repositioned by the electrician of the client.

1.B.viii Removable parquet panels

The contractor shall incorporate 6 vertically removable sections of parquet flooring – approximately 100cm x 100cm - above each air-conditioning, below-floor, fan-coil unit. The locations and quantities of the fan-coil units are as follows:

- State Office – 2;

- Grand Reception Room – 4

Attached pictures show recently installed removable panels with hidden handles. At these panels the under flooring is attached to the removable parquet panel incorporating the hidden handles.

These vertically removable panels will have tongue only at one side and no groove at all.

At each removable panel 2 access traps to the retractable brass handles shall be provided. They will be similar to the traps of the electrical plugs specified above but without the retractable flap for the cables. The size and the method of fixing the handles on the plywood shall meet with the weight of the removable parquet panel.

Refer to pictures of existing removable panels, attached

All other removable panels specified in the drawings shall be assembled per tongue and groove and or any suitable detail that will guarantee the hold of the panels while facilitating removal for bi-annual maintenance of the fan coil units.

The contractor might suggest another solution than the one proposed above but it should be presented with the sample of parquet panel and approved by the client.

1.B. ix Repair of existing parquet at second floor (Optional)

In several rooms including 214 Grand Dining Room, 217 State Bedroom and 218 Oval Room, access traps and hinges have been damaged. The contractor shall assess all existing traps and indicate those needing repair on a floor plan prior to repair or replacement.
