SECTION B - STATEMENT OF WORK
The character and scope of the work are set forth in the contract. The Contractor shall furnish and install all materials required by this contract.
The Marine Security Guard Residence (MSGR) is located at 51 Archangelou street, 2057 Strovolos, Nicosia.
STATEMENT OF WORK (SOW)
Project Title: Remediation of MSGR Residence Roof Waterproofing, and Associated Interior Damage
1. Background The roof of the Marine Security Guard Residence (MSGR) supports HVAC equipment and is protected by a bituminous waterproofing membrane. The membrane has failed, causing water ingress. As a result, the false ceiling in the room below has partially or fully collapsed, with potential damage to interior finishes and building systems. This project will remediate the roof waterproofing system, including removal and reinstallation of rooftop HVAC equipment on new metal bases, protect and support existing equipment as required, and repair all related interior damage so that the facility is watertight, safe, and fully functional.
2. Roof Description The works relate to a flat/horizontal roof area serving the MSGR, with an approximate horizontal surface area of 45 m². The roof:
• Supports multiple HVAC units and associated plinths, curbs, and penetrations. All existing HVAC equipment currently sits directly on or immediately above the roof surface and will require temporary removal and subsequent reinstallation on new metal bases.
• Is currently finished with a bituminous waterproofing membrane over a rigid substrate (e.g., concrete or similar).
• Includes drainage elements (roof drains/scuppers) that must remain fully functional after the works.
The Contractor shall verify all dimensions and existing conditions on site before starting work and shall notify the COR of any discrepancies between this description and actual conditions.
3. Objectives
• Restore the integrity of the MSGR roof waterproofing system across the approximately 45 m² area.
• Remove, temporarily store on site, and reinstall HVAC equipment on new metal bases to protect the new waterproofing and insulation.
• Repair or replace the collapsed false ceiling and any associated interior finishes and systems damaged by water.
19CY6026Q0013 ROOF & FALCE CEILING REPAIRS 5
• Ensure all work complies with applicable U.S. Government, Cyprus and EU building codes, safety regulations, and manufacturer requirements.
4. Work Details The Contractor shall furnish all labor, materials, equipment, tools, supervision, and services necessary to complete the following tasks:

The design and placement of HVAC metal bases (Section 4.3) shall ensure no direct bearing of equipment on the membrane/insulation system.
3. Quality Control and Testing The Contractor shall:
o Perform appropriate tests (e.g., flood test) across the approximately 45 m² roof area to confirm watertightness of the new system before HVAC equipment is reinstalled.
