Figure 1

4.2. STATEMENT of WORK (SOW)

This capital improvement project was commissioned at the request of the Management Office, U.S. Mission

São Paulo, to enhance the functional configuration of office space within the Campo Grande Suite (Room

2255).

Campo Grande Suite is located within Building #2, Level 2, and is currently partitioned into four discrete office enclosures (2255A, 2255B, 2255C, and 2255D) and one open-plan cubicle zone.

The proposed improvements are intended to remediate acoustic deficiencies and expand office footprints, thereby enhancing occupational productivity while mitigating stress and promoting employee well-being.

These modifications will render the office environment more comfortable, operationally efficient, and conducive to a positive work culture.

The scope of work includes, but is not limited to, the consolidation of offices 2255A and 2255B through the incorporation of office 2255C. Consequent to this reconfiguration, all affected building systems—light fixtures, switching controls, split-system HVAC units, doors, and partition assemblies—shall be realigned or modified to conform to the revised architectural footprint. The existing fire suppression sprinkler network, smoke detection devices, and fire alarm systems shall remain undisturbed in their current configuration.

Four existing cubicle workstations within Room 2255 shall be reconfigured in accordance with the revised spatial layout.

112 kg/m3. The new interior gypsum board partitions (W5, W7, W9, and parapet wall) shall be treated and receive a finish matching the approved standard of the refurbished zone. The coating system shall consist of a minimum of three coats of matte finish paint (or approved equal, matching the Sherwin-Williams

SWB-1158 color standard).

Figure 7

Wood doors d1 (double door narrow) and d2 (single door half glass) shall be replaced by solid wood doors reusing the door hardware existing in both doors (the existing doors can be reused if the glass openings are blocked with wood planks). The replaced doors shall be delivered with the same dimensions, finish, color, hue, etc. of the current ones. Doors d3, d4, and d6 will be reused (including door hardware) and door d5 discarded.

- Door Schedule and Scope of Work

• Doors D1 and D2: Replace the existing wood doors (D1: narrow double door; D2: half-glass single door) with new solid wood doors. Salvage and reinstall the existing door hardware. Alternatively, the existing doors may be reused provided their glass openings are permanently infilled with solid wood planks. New or modified doors must match the original dimensions, finish, color, and profile.

• Doors D3, D4, and D6: Retain and reinstall these doors in their existing condition, including all existing door hardware.

• Door D5: Remove and dispose of this door entirely.

Following the completion of drywall installations for partitions W5 and W7, proceed with the replacement of the acoustic ceiling tile (ACT) system within room 2255a (approx. 10 m²).

Figure 8

- Execution Breakdown

• Pre-requisite: Verify full installation and inspection sign-off of drywall partitions W5 and W7.

• Area: Room 2255a.

• Quantity: 10 square meters (nominal).

• Activity: Remove existing acoustic ceiling panels and install new specification-matched acoustic tiles into the existing or modified grid system.

The contractor is fully responsible for field verification, material takeoff, and quantity surveying for the ceiling project. This includes estimating all components such as ceiling tiles, main beams, cross tees, hanger wires, T-bars, angles, channels, rods, and fasteners.

- Material and Compliance Specifications:

• Grid and Suspension System: All grid components must be fabricated from either hot-dipped galvanized steel or aluminum. The system must strictly conform to the existing baseline standards used in the USC offices and hallways.

• Acoustic Ceiling Tiles: Commercial-grade tiles shall be Armstrong Mineral Fiber Board or an approved equivalent, measuring 62.5 cm x 62.5 cm x 15 mm.

Figure 9

4.2.4 Sprinkler

Existing automatic fire sprinkler heads shall be retained in their current positions within the renovated area.

Newly constructed partition walls for Rooms 2255A and 2255BC maintain a minimum clear distance of 4 inches from any sprinkler head. This proposed spatial positioning ensures compliance with NFPA 13 standards, preventing any obstruction, deflection, or impairment of the sprinkler spray pattern.

Figure 10

NFPA Codes: The National Fire Protection Agency (NFPA) sets standards (like NFPA 72) that most local authorities base their rules on, generally requiring smoke detection in all commercial rooms, including conference/meeting spaces as part of a larger fire alarm system.

NFPA 72 (National Fire Alarm and Signaling Code) requires notification appliances (horns, strobes, speakers) to produce a minimum 75 dBA sound level in occupied areas—or 15 dBA above ambient noise—and to use a temporal 3 (Code 3) pattern. Visual strobes must be placed to ensure visibility, with a max 100 ft spacing, and low-frequency 520 Hz signals are required for sleeping rooms.

Figure 11

4.2.5 Mechanical
