STATEMENT OF WORK

Revised September 12, 2018

Replace Roof and Gutter System for Pinnacles Visitor Center & Campground Store Building

Pinnacles National Park, San Benito County, California

PART 1: GENERAL INFORMATION

INTRODUCTION

The National Park Service (NPS), Pinnacles National Park (PINN), has a requirement for the removal and replacement of the existing standing seam metal roof and any deteriorated sub-roof structural wooden components and will include the installation of a metal gutter system for standing seam roofs.

BACKGROUND

The building’s existing standing seam metal roof is more than 25 years old and has many reoccurring leaks that have had many repairs. The roof is beyond useful life and needs replacement. Building was acquired from previous private owner in 2006 and the preventative maintenance was neglected. This building is of multi-use occupied by NPS, cooperating association and concessions campground staff and serves as the first point of contact for visitors and campers paying their fees, registering for camp sites, purchasing association books and concessions camp store items.

Leaking roof has caused deterioration of roof substructure, staining of ceiling, water intrusion into electrical outlets, minor flooding of floor area, and damage to interpretive exhibits and association and concessions merchandise.

Drainage off the building is poor causing water to pool at edge of building thus compromising building foundation especially along deck areas.

RFQ No. 140P8418Q0093, Attachment 02, Statement of Work

PART 2: WORK REQUIREMENTS

SCOPE

2.1 Removal of approximately 3,650 square feet of existing standing seam metal roof and underlayment.

2.2 Removal and replacement in‐kind of any deteriorated wooden sub‐roof sheathing and roof structure components. For bidding purposes, interested contractors shall use the assumption that up to 5 percent of the actual sub‐roof will need replacing and base your quoted price on that figure. With this in mind, NPS personnel would replace any material in‐house that exceeds the 5 percent threshold (NPS personnel would need approximately one day to complete minor repairs beyond 5 percent). In the unforeseen event that extensive repairs are required beyond the 5 percent threshold, this unknown scenario would be handled in accordance with the differing site conditions clause of the contract.

2.3 Installation of a self‐adhesive Modified Asphalt Roofing Underlayment installed per local, state, and federal building codes and per manufacturer recommendations.

Required underlayment specifications:

A. Minimum 30 year warranty

2.4 Installation of 3216 square feet of metal standing seam roofing.

Required standing seam roofing specifications:

A. Minimum 26 gauge thickness

B. 1 inch rib height

C. 16 inch seam space width sheeting

D. Concealed seam fastening – No exposed fasteners

E. Flat green in color

F. Complete Runs of standing seam sheeting – Ridge to eve

G. Minimum 30 year warranty

2.5. Installation of 300 linear feet of steel gutter to include 40 linear feet of down spouting and 300 linear feet of gutter screening.

Required gutter specifications:

A. Minimum 26 gauge thickness gutters and down spouts

B. Hot‐dipped galvanized

C. Flat brown color

D. Fascia mounted – No strapping
