Scope of Work

Install Drainage and Waterproofing System at Ellwood Ellwood Manor

36380 Constitution Highway Orange, VA 22960

Project Purpose:

The project will install drainage and waterproof system in basement of Ellwood at the 1798-1804 historic Ellwood Manor. Purpose of the work is to eliminate water infiltration into the basement. The current conditions of the basement foundation walls allow water to enter the basement. The flooding has increasingly gotten worst over this past year, causing irreversible damage to the flooring and wall materials.

The project will provide improved park visitor and employee comfort and safety in the buildings.

Preventing water infiltration into the basement areas of the buildings will significantly reduce the likelihood of flooding, mold/mildew/fungal growth, and associated damage to building components or historical artifacts within the basements.

Work Description/ Scope:

Existing concrete floor in the basement of Ellwood will be saw cut around the perimeter of the building approximately 170 linear feet. Old concrete and dirt will be excavated, and a new trench will be dug for the installation of an interior drainage system in the basement of Ellwood. Contractor will install 170 linear feet of 4inch perforated pipe with Geotech filter fabric around pipe. Pipe will be installed in a 12 to 24-inch-deep trench. Gravel will be placed under perforated pipe and on top to channel water. Contractor will install 170 feet secondary 5inch channel drain in same trench with metal grate at floor level above primary drain and both drains will be daylighted into sump pump crock. A new sump crock will be installed, and perforated pipe and channel drain will be terminated to interior of sump crock. A 1/3 hp AC primary sump pump will be installed with a 1/2 hp battery back- up pump system with batteries, charging system, control box and alarm system in case of primary pump failure. Two new floor drains will also be added and terminate inside sump crock for any A/C or heating pipe drainage that may be needed for building units. Electrical changes such as new circuits, outlets, electric boxes, wiring, breakers, GFCI, metal conduit will be added to complete electrical dedicated circuits to new sump pumps and alarm systems. A Sump pump discharge line will be piped from both pumps to outgoing 4” drain line. All piping for pumps will be schedule 40 PVC pipe, fittings and check valve needed for pump operations.

Contractor will purchase and install a gray waterproof masonry sealant to cover all interior basement walls, floor to ceiling and fill all interior mortar joints vertical and horizontal in the basement at Ellwood with approved sealant and mortar mix from LimeWorks.US site at https://www.limeworks.us All waterproofing and mortar mix will comply with lime products for historic restoration. Concrete floor where drains have been installed will be repaired and poured to a finish close to the original concrete floor. All contractor’s excess material will be removed at job completion of pipes and pumps and basement will be cleaned at contractors’ expense. Contractor will obtain all permits or inspections required by local, City, County, State or Federal agencies needed to perform work before project begins at contractors’ expense. A copy of any permits will be posted at job site and a copy will be given to

CO/COR.

B. Time Extensions: Activity delays, which result in projecting a late completion date, shall not automatically mean that an extension of the contract time is warranted or due the Contractor. It is possible that a modification, change, or delay will not affect existing critical path activities or cause non-critical activities to become critical. A modification, change, or delay may result in only absorbing a part of the available total float that may exist within an activity chain of the Schedule, thereby not causing any effect on the contract time. Time extensions will be granted in accordance with the terms of the contract.

C. Extension of the contract time will be granted only to the extent the equitable time adjustments to the activity or activities affected by the modification, change, or delay exceeds the total (positive or zero) float available on a particular activity.

D. Procedure: Each time impact analysis shall be submitted within the time period stated in a request for proposal, or the time period designated under the clauses entitled Changes or Default.

In cases where the Contractor does not submit a written request for extension of time and a time impact analysis within the designated time, it is mutually agreed that the particular modification, change, delay, or Contractor request does not require an extension of the contract time. Upon acceptance, the time impact analysis shall be incorporated into the currently accepted Construction Schedule at the next monthly schedule update.

E. Contract Modifications: For each proposed contract modification and concurrent with its submission, prepare a time-impact analysis using frag nets to demonstrate the effect of the proposed change on the overall Construction Schedule.
