BLM Horning Seed Orchard HSO Annex Building Fire Suppression System Damage Repair
STATEMENT OF WORK
HSO ANNEX BUILDING
FIRE SUPPRESSION SYSTEM DAMAGE REPAIR
BLM HORNING SEED ORCHARD
SECTION – C
C.1.0 GENERAL
Repair and/or replace damaged flooring, wall cover, subfloor, insulation, and resurface cabinets and components affected by the discharge of Amerex KP wet chemical from the gas stove fire suppression system at the Bureau of Land Management’s Horning Seed Orchard Annex Building.
C.1.1 DESCRIPTION OF WORK
Provide necessary repairs, replacement, resurfacing, preparation, installation, and residual tasks to restore the kitchen, hallway, bathroom, crawlspace, and mechanical room to working and aesthetic condition.
C.1.2 LOCATION OF WORK
BLM Horning Seed Orchard Annex Building located at 27004 South Sheckly Road, Colton, Oregon 97017.
C.2.0 CONTRACTOR FUNISHED ITEMS
The Contractor shall furnish all materials, supplies, labor, and equipment necessary to perform the work specified.
C.3.0 GOVERNMENT FURNISHED ITEMS
None.
C.4.0 SPECIFIC TASKS
The tasks listed include each area that was affected by the wet chemical discharge or contains existing damage that was discovered after the discharge clean-up. The discharge damage and the existing damage will both be repaired under this contract but will be treated as separate bid items.
The included dimensions are derived from rough measurements and should not be used for ordering material. The Contractor is responsible for verifying measurements and

calculating quantities. Contractor shall also be responsible for any residual work associated with removal and/or installation of the listed items.
C.4.1 KITCHEN
1. Temporarily relocate then return and reconnect
a. Refrigerator (mounted on casters)
b. Dishwasher (mounted under countertop)
c. Commercial gas stove, 80-inch (mounted on legs). Fire suppression system has been recharged.
2. Remove remaining vinyl plank flooring, 10 SQFT
3. Remove remaining 4” cove base, 10 LF
4. Clean and prepare floor. Install underlayment if needed, 310 SQFT
5. Replace cabinet toe kicks that contain drying holes, 32 LF
6. Strip and refinish all cabinetry doors, drawer fronts, island open shelves, and face frames with clear coat. Clean and reuse existing hardware.
7. Strip and refinish window trim, 30 LF
8. Provide and install glued down vinyl plank flooring, 310 SQFT. Provide samples for approval. Existing flooring sample is labeled “Embellish Click Highland Hickory 56860 2357” supplied by Rubenstein’s Contract Carpet LLC.
9. Remove broken wainscot section, clean and prepare wall, 6 SQFT
10. Provide and install wainscot, 32 SQFT. Provide samples for approval. Existing wainscot Wilsonart Deepstar Agate 1815K-35. Reinstall vertical 1x4 over seams.
11. Provide and install 4” rubber cove base, 80 LF.
C.4.2 BATHROOM
1. Trim vinyl floor back to factory seam, 0.5 SQFT
2. Clean and prepare floor. Install underlayment if needed, 90 SQFT
3. Provide and install glued down sheet vinyl flooring, 90 SQFT. Provide samples for approval. Existing vinyl Mannington Workplace, Intersect Series, color Basic PAR 100/Par 300.
4. Strip and refinish entry door slab and trim, clear.
5. Caulk flooring/wall seam, match color.
C.4.3 HALLWAY
1. Remove vinyl plank flooring, 320 SQFT
2. Remove 4” rubber cove base, 105 LF
3. Clean and prepare floor. Install underlayment if needed, 320 SQFT
4. Provide and install glued down vinyl plank flooring, 320 SQFT. Provide samples for approval. Existing flooring sample is labeled “Embellish Click Highland Hickory 56860 2357” supplied by Rubenstein’s Contract Carpet LLC.
5. Provide and install 4” rubber cove base, 120 LF
6. Provide and install transition pieces for gym entrance and sitting room hallway.
Provide samples for approval.
7. Remove and reinstall door slabs as needed.
8. Remove and reinstall wall and door trim as needed.
C.4.4 CRAWLSPACE
1. Provide and install 12” R38 unfaced batt insulation with support string, 650 SQFT
2. Provide and install 10 mil visqueen-type moisture protection, 800 SQFT
C.4.5 EXISTING DAMAGE
1. Bathroom Floor subfloor and underlayment section, 4 SQFT.
a. Remove damaged subfloor and underlayment.
b. Provide and install new subfloor and underlayment sections.
c. Perform all necessary preparations for the vinyl floor.
2. Mechanical Room subfloor and HVAC repair.
a. Remove HVAC components for access to the floor and wall damage.
b. Remove damaged subfloor and underlayment, 24 SQFT.
c. Remove rubber cove base, 10 LF.
d. Remove damaged drywall sections, 20 SQFT.
e. Provide and install new subfloor and underlayment sections, 24 SQFT.
f. Provide and install vinyl plank flooring similar to kitchen material, 24 SQFT.
g. Provide and install Type X fire resistant 5/8” drywall, 20 SQFT.
h. Tape and mud drywall joints and fastener divots.
i. Paint installed drywall area with mold and mildew resistant primer and surface coating. Submit color sample for approval.
j. Reinstall HVAC components. Test all piping and duct connections that were reconnected for leaks. Repair or replace faulty pipe sections and duct connections.
k. Perform start up and function check of HVAC system. Provide detailed report of any problems encountered or observed.
3. Crawlspace
a. Remove damaged drywall and portions of it that facilitate installation with minimal seams.
b. Provide and install Type X fire resistant 5/8” drywall, 32 SQFT.
c. Tape and mud drywall joints and fastener divots.
d. Paint installed drywall area with mold and mildew resistant primer and surface coating.
e. Remove and dispose of damaged insulation from HVAC duct, 20 LF
f. Drain, clean, and reset HVAC duct, 20 LF.
g. Provide and install foil covered insulation for HVAC duct, 20 LF.
h. Provide and install 10 mil visqueen-type moisture protection, 600 SQFT
C.5.0 CONTRACTOR RESPONSIBILITIES
1. Perform all work during jobsite work hours.
a. Work Hours are Monday through Friday 7:00 a.m. to 5:30 p.m.
b. Jobsite is closed on weekends and for all federal holidays.
2. Remove construction and demolition debris from jobsite and dispose of in a legal manner.
3. Cordon work zone to prevent staff and public from entering hazardous areas.
4. Work with staff to accommodate government operations.
5. Provide a detailed schedule for demolition and construction operations to include start date, completion date, and final inspection date.
6. Schedule weekly meeting(s) with COR and staff to present samples for review, discuss progress, delays, schedule adjustments, and concerns from each party.
7. Designate a superintendent that will be present during all work operations.
