About this file

This document records the questions and answers from a pre-bid conference for the Boise District Office Restroom Remodel federal contract opportunity with the Bureau of Land Management Idaho Region. The remodel involves demolishing and reconstructing two restrooms on the first and second floors to meet ADA requirements. Asbestos and lead testing found no hazards in the work areas. Three exits are available during construction. Noise during demolition and construction may be mitigated by notifications, dust controls, and protecting unaffected areas. Procedures for addressing any mold found will be determined with the Contracting Officer. Wall framing and vapor barriers must extend fully to the floor deck above. Existing electric door openers can be reused or matched to specifications.

1) Q: Is there asbestos or lead in the area of construction? A: Sampling-testing was done for asbestos and the only place it was found in the building was outside the work area in hard kitchen/breakroom flooring. Lead paint sampling was negative and did not indicate the presence of lead (Method: 3M lead check swabs). Building construction was completed in 1981.

2) Q: What are the exits during demo and constriction? A: 3 exits available, the emergency door upstairs north side, west side doors downstairs, and north side door downstairs in break room.

3) Q: Is noise during demo/construction a problem? Restrictions? A: No, everyone in the office will be notified of demo and construction. employees may have the option of teleworking during this time or minimizing their time in the office. Use drop clothes, plastic, etc.

to minimize dust transmission and protect areas that are outside the work area. Care needs to be taken to not set off the fire alarms.

Work with Work with the Contracting Officer’s Representative (COR)/Project Inspector (PI) on solutions and putting system into test mode.

4) Q: How do we handle mold if it is encountered during demolition/construction. A: If mold is encountered then we’ll work with the Contracting Officer on a remedy-solution.

5) Q: A101-plan note 11 graphically shows two square boxes on the second floor that appear to be in the exterior wall. Is this accurate? A: Yes, Plan Note 11 represented graphically as two square boxes on the second floor are in the exterior wall.

6) Q: A101-wall type B calls for the fur out and vapor barrier to be ran to the deck above. Is this what is intended or is running it to the ceiling acceptable? A: Design drawings indicate wall furring and vapor barrier is to be run full height to deck above.

7) Q: Plan sheet E200 note 3 calls for installation of an electric door opener and push button. This is not identified in the specifications or any other location of the plans. Will the government please provide specification for opener and push button?
