1 Question Context: Page 2 of the SOW shows 116.19 acres, more or less, but the exhibit seems to point to Lot 1E – 4.87 acres..

Question: Please confirm that the property appraised is all 10 lots on the southeast side of the river and the larger tract (Lot 1) on the northwest.

The map labels were set to remove duplicates. This request is to appraise Lots 1A thru 1J and Lot 2. 11 individual lots.

2 Question Context: Page 2 of the SOW shows 116.19 acres, more or less, but the exhibit seems to point to Lot 1E – 4.87 acres.

Question: Please confirm that the property appraised is all 10 lots on the southeast side of the river and the larger tract (Lot 1) on the northwest.

The map labels were set to remove duplicates. This request is to appraise Lots 1A thru 1J and Lot 2. 11 individual lots.

3 Question Context: If that is the case, an aerial overflight is the best way to inspect all the properties.

But substantial improvements, if any, would require an on-site inspection. Overland access is complicated by the surface conditions – particularly if there are substantial improvements on the lot (2) across the river. So, the nature of the improvements is important.

Question A: If all the lots are to be appraised are you just looking for individual retail values – or a bulk value measured by a subdivision approach (yield capitalization)?

Question B: If all the lots are to be appraised, it will require different data sets to account for waterfront and set-back lots?

See question 4 regarding improvements.

The lots should be appraised for individual retail values.

Each lot should be valued based on its individual attributes, e.g.

water frontage, etc.

4 Question: As the request (RFQ) indicates improvements are to be included and appraised, is any information available as to the type or extent of improvements on the property? I could not verify the improvements through publicly available sources, such as review of the existing survey, plat, or aerial imagery.

Upon further review, lots should be appraised as if vacant. If any improvements are found, identify those and record their presence, to not be misleading. They should not be part of the valuation conclusion. However, this contract is to appraise the subject as if vacant and the use of a hypothetical condition is approved, if needed.
