1 Question Context: The aerial image shows improvements on the property.
Page 1 of the SOW identifies the transaction as Advertised or Negotiated Sale and the Intended use “For use by the BIA Alaska Regional Office for Advertised or Negotiated Sale purposes”.
And Page 2 says that the subject is to be appraised as an improved parcel.
But Page 10 lists Post Award Exhibits including an email confirming to “appraise as if vacant” and a “Request Probate attachment”.
For appraisals for probate, we are usually instructed to appraise the property according to the hypothetical condition that it is vacant as of the date of death.
Please clarify what is to be appraised and the intended use – and if, for probate, the date of death.
Page 1 is correct.
Page 2 is a typo, and the appraisal should be of the subject tract as if vacant. The use of a hypothetical condition to appraise as if vacant is approved.
The “Request_Probate attachment” is informative only and was included as part of the appraisal request documentation submitted to AVSO from BIA.
For clarification: The following should be appraised as if vacant and for use by the BIA Alaska Regional Office for Advertised or Negotiated Sale Purposes. Lot 6A, Block 8, A Final Plat of Unikal’NYY Subdivision Lots 6A, 6B, 6C, 7A, & 7B, Block 8 and Lots 6A & 6B, Block 9, as shown on Plat No. 2016-9 Betherl Recording district, containing 11,393 square feet
