The purpose of this Amendment is to post Questions and Answers concerning this solicitation:

1) Are we to estimate the demolition cost of the ruins of the old store building in the conclusion to value, or is it somehow historic and cannot be demolished?

Answer: The old store building has effectively demolished itself and is nothing more than a pile of scrap material lying flat on the ground. It is not necessary to make a deduction for removing what is left of the building.

2) Because there is an abandoned mine shaft is there also a mineral deposit that must be valued?

Answer: A mineral valuation is not anticipated.

If our Division of Minerals Evaluation determines that there is a likelihood of the presence of valuable minerals, the scope of the assignment will be modified, and the appraiser will have the opportunity to adjust their fee accordingly.

3) Can you give a brief overview of the existing easements and encumbrances on the preliminary title report at this point?

Answer: Easements are for roads, the railroad, and utilities which are limited to underground telephone lines and above-ground electrical pole lines. There is no gas or water service available in the area.

4) Please confirm that the required photograph from a ¿terrestrial point of view¿ is one shot by the appraiser from the adjoining road for the comparable; to use an aerial shot requires a waiver from AVSO?

Answer: Confirmed. A photograph from the nearest vehicular access point taken in the general direction of a comparable property showing similar topography and vegetation is sufficient.

If this is not possible, a waiver to use publicly available aerial photographs with the parcel lines shown will be granted.
