SECTION 23 05 93

TESTING, ADJUSTING, AND BALANCING FOR HVAC

PART 1

GENERAL

1.1 RELATED DOCUMENTS

A. All applicable provision of General and Supplementary Conditions form part of this section of specifications.

1.2 DESCRIPTION OF WORK

A. The work includes test, adjust and balance (TAB) of heating, ventilating, and cooling (HVAC) air and water distribution systems including equipment , ducts, and piping which are located within, on, under, between, and adjacent to building.

1.3 SUBMITTALS

A. Certified TAB Report in specified format.

1.4 AIR DISTRIBUTION SYSTEM

A. Systems shall be tested, adjusted, and balanced (TAB’d) in compliance with this section. Obtain Written Permission of the Contracting Officer before applying insulation to the exterior of air distribution systems.

1.5 WATER DISTRIBUTION SYSTEM

A. Systems shall be TAB’d. Obtain written permission of the Contracting Officer before applying insulation to exterior of above ground condenser water system, chilled water system, and radiant flooring system.

B. At the Contractor’s option and with the Architect’s permission, piping systems may be insulated prior to being TAB’d. Piping insulation shall terminate immediately adjacent to each flow control valve, automatic control valve or device. The ends of the pipe insulation and the space between ends of pipe insulation and piping shall be sealed with waterproof vapor barrier coating. After completion of the work in this section, the flow control valves and devices shall be insulated.

1.6 QUALITY ASSURANCE

A. Certificates: submit information certifying that the TAB agency is a first tier subcontractor who is not affiliated with any other company participating in work on this contract, including design, furnishing equipment, or construction.

1. Independent TAB Agency Personnel Qualifications.

a. Independent AABC or NEBB certified TAB agency. Registration number and expiration date of current certification.

b. TAB Team Members. List of employees to perform work on this project.

B. Test Reports

1. Report Format: Submit the completed field data forms, reviewed and certified by the TAB supervisor. Bind the report with a waterproof front and back cover. Include a table of contents identifying by page number the location of each report.

2. Temperatures: On each TAB report form reporting TAB work accomplished on HVAC thermal energy transfer equipment, include the indoor and outdoor dry bulb temperature range and the indoor and outdoor wet bulb temperature range within which the TAB data was recorded.

a. Data shall be measured and complied on a continuous basis for the period in which TAB work affecting each zone is being done.

b. Data shall be measured/recorded only after the HVAC systems installations are complete, the system fully balanced and the HVAC systems controls operating as sequenced.

3. System Diagrams: Provide a system diagram in the TAB report showing the locations of all terminal outlet supply, return, exhaust and transfer registers, grilles and diffusers. Use a key numbering system on the diagram which identified each outlet contained in the outlet airflow report.

4. Static pressure profiles:

a. Report supply fan, exhaust fan inlet and discharge static pressures.

b. Report static pressure drop across heat reclaim devices installed in cabinetry.

c. Report static pressure drop across outside air, exhaust air automatic control dampers installed in cabinetry.

d. Report static pressure drop across air filters.

e. Report static pressure drop across outside air and relief/exhaust air louvers.

5. Duct Traverses: Report duct traverses for main supply, return, exhaust, relief and outside air ducts.

6. Instruments: List the types of instruments actually used to measure the TAB data. Include it the listing each instrument’s accuracy, unique ID number, calibration date, and calibration expiration date.

7. Certification: Include the name of the TAB supervisor and the dated signature of the TAB supervisor.

8. Performance Curves: The TAB supervisor shall include, in the Certified TAB report, factory pump curves and fan curves for pumps and fans TAB’d on the job.

9. Calibration Curves: The TAB Supervisor shall include, in the Certified TAB report, a factory calibration curve for installed flow control valves, flow ventures and flow orifices TAB’d on the job.

EXECUTION

3.1 TAB FIELD WORK

A. Test, adjust, and balance the listed HVAC systems to the state of operation indicated on and specified in the contract design documents. Provide instruments and consumables required to accomplish the TAB work.

B. Air systems and water systems shall be proportionately balanced and reported in the certified TAB report.

3.2 TAB AIR DISTRIBUTION SYSTEMS

A. Energy Recovery Ventilator (ERV-1)

B. Exhaust Fans

C. Exhaust Fans and Night Purge System

3.3 TAB WATER DISTRIBUTION SYSTEMS

A. Condenser Water System B. Extended Range Water-Source Heat Pumps (WHP-1, HP-1, and HP-2)

C. Radiant Floor Heating System (Zones A-D)

3.4 GENERAL

A. Balance with outside, return, and exhaust air dampers fixed in 100% outside air, 100% exhaust positions.

B. Verify proper automatic operation of automatic outside, return, and exhaust air dampers throughout entire range of operation.

C. Balance with air filters pressure drop a midpoint between clean and dirty filters. Artificially create required pressure drop, if necessary, by blanking off coils.

D. Balance with doors and windows in their normal position.

E. Balance each air outlet to 10% plus or minus tolerances.

F. Adjust throw patterns of supply air outlets to result in uniform, draft free room air distribution.

G. System design static pressures are approximations. Make changes in sheaves and belts as required for specified air balance. Final adjustments of sheaves to result in sheave with additional possible adjustment in both directions.

H. Inspect all rooms for room temperatures, drafts, and noise. Make adjustments to correct any problem.

I. Operate each room thermostat to verify correct system response to raising and lowering thermostat set points.

J. Install clean filters at each air conditioning unit at the completion of the air balance process.

K. Permanently mark the final position of all balancing dampers.
