Multi Building Door Replacement Solicitation # 1282A721Q0015

RFI RESPONSE

1. All Dorms: Are door frames to be replaced?

Answer: The replacement of Door frames has been added to the Contract Package as an

Optional Item (See Revised Definition of Pay items in Division 1 Specification, revised drawings, and revised Schedule of Items)

2. All Dorms: In section 087100 2.8 (B) it says: B. Fabricate protection kick plates not more than 1-

1/2" less than door width on stop side and not more than 1/2" less than door width on pull side, x the height indicated. 1. Metal Plates: Stainless Steel, .050" (U.S. 18 gauge)

Later in that same section 4.5 Kickplates (A) it says:

A. Item "K1" as indicated on drawings:

1. 16 Gauge stainless steel.

2. 10” x 28”.

3. Bevel: none.

4. Corners: square.

5. Install on both sides of every door with security screws.

Those two section contradict each other and we need to know which way you want to go. Keep in mind that the 4.5 paragraph that calls out 16 gauge material along with a 10”x28” kickplate has two issues.

• That is too small of a kickplate for the doors and

• Changing from 18 gauge to 16 gauge kickplates will add close to 7 or 8,000 dollars in material cost alone. The doors them selves are 18 gauge.

Answer: Paragraph 4.5 in Spec Section 087100 has been revised to show that 18 gauge, not 16 gauge, kickplates are required, and size as required in paragraph 2.8.

3. ALL DORMS: There is a set of double doors down the corridor of each dormitory. (2 per dorm).

These doors are fire doors and to our knowledge are hooked up to the fire alarm system. This seems correct because like each individual dormitory room, these doors are held back with a magnet that closes the door automatically when a fire alarm is present. Do you want these doors replaced?

Answer: No, due to budget constraints, these doors are not be replaced at this time.

4. ALL DORMS: Each dormitory has an office or R/A room in the front. These would be the only door inside the building that do not get replaced. Do you want these doors replaced?

Answer: No, due to budget constraints, these doors are not be replaced at this time.

5. ALL DORMS: Every dorm room door on the complex has a small wing wall that sits right up next to each door. Every one of those wing walls will have to be cut into to install a new metal door frame. The wall will then be repaired but things will not match. Each dorm is different, and they all have different finishes. Are you okay with having wall paper that is no made, our the faux finish that are not available not being reinstalled around each door?

Answer: Please see below for answers regarding each specific dorm:

Custer Dorm: Contractor to repair all damage to gyp board, and prime and paint areas where paint is damaged. Center to provide paint. Wall paper repairs and/or hanging new wallpaper is not required.

Bridger Dorm: Contractor to repair all damage to gyp board. Painting not required, because Center is soon to remodel this dorm. Wall paper repairs and/or hanging new wallpaper is not required.

Donner Dorm: Contractor to repair all damage to gyp board, and prime and paint areas where paint is damaged. Need to match existing paint. Contractor to provide paint. Wall paper repairs and/or hanging new wallpaper is not required.

Apache Dorm: Contractor to repair all damage to gyp board and also to veneer plaster (where it exists). Wall paper repairs and/or hanging new wallpaper is not required.

6. Custer Dorm: There is an eyebrow designed out of brick above each dorm room in this building.

The current doors have been cut at the top to accommodate each door. Cutting the top corner off each door diminishes the structural integrity of the door and the door manufacturer will NOT warranty a door that has been installed in this manner. Would you still like the doors to be trimmed on the top corners?

Answer: the brick work above the door frame corners can be cut out to accommodate the new frames. The new frames should not be cut. Note to this affect has been added to the drawings.

7. Custer Dorm: Bldg currently being remodeled and finished. A new wood finished laminate flooring has been installed through out the building. The wood flooring is cut out all around the door frame at the bottom of each door. Typically, laminate must be removed starting from the wall. How would you like the laminate to be replaced around each door?

Answer: Please plan to remove and discard the laminate flooring pieces around the door frames. The Center has extra laminate in stock and will install new flooring pieces themselves after all of the door work is completed. Note added to revised drawings.

8. Apache Dorm: The restroom in this dormitory has tile that wraps around the door and goes right up to the door frame on the inside. This tile is very fragile and ready to fall of the wall at any moment. A portion of the tile will have to be removed in order to install a new door. An exact matching tile will not be able to be found to match the current three colors. How would you like these bathrooms door finished?

Answer: Please plan to replace all damaged or removed tile with plain white tile that matches the existing white tile. If any of the colored tile is damaged or removed, it can also be replaced with white tile, not colored tile. Note added to revised drawings.

9. Apache Dorm: There are multiple doors “if not all” in this building that seem to have a double layer of drywall on the inside finish. Perhaps it was double layered during a remodel. Either way, the door frame is not wide enough to cover where the existing drywall comes into the frame.

Are the doors called out in the schedule still the door sizes you would like to use for this job?

Would you like to have something customized to fit correctly?

Answer: the existing inside wall finish consists of 1 layer of gyp board over 1 layer of plywood – this was installed AFTER the frames were installed, due to high abuse from students when only a layer of gyp board was there. The new doors frames need to be of a width wide enough to accommodate this double wall finish. A ½” reveal between frame face and wall is needed – note added to drawings.

10. Apache Dorm: There are “door closers” on each door in this dormitory. Not the magnet that holds the door open like in other buildings. This building does not seem to be hooked up to any type of magnetized system where the doors close when the fire alarm is activated. Would you like to replace each door in this dorm with one that matches all the other dorms and is hooked up to a fire alarm system? Or, would you like to just add an automatic door closer to each door that holds open when you push the door back into the open position?

Answer: The doors in this building are indeed connected to a magnetized system, just like the other dorms, however, the magnets are currently missing. After the door replacement work is complete, Johnson controls will be coming to the site to install all missing magnets and make all necessary connections. Therefore, the doors and hardware replacements in this dorm need to match all of the other dorms, which is what is currently called for in the construction documents.
