Statement of Work (SOW)

Project: NLAE Code Required Work for Passenger Elevator

GENERAL INFORMATION

1.0 Scope of Work: Provide all required State of Iowa Code updates to the passenger elevator at the National Laboratory of Agriculture and the Environment (NLAE), Ames, IA. 1015 North University Blvd, 50011. Other discrepancies found during update will be addressed if any should arise.

Elevator must pass State Elevator Code inspection at the end of the project.

Site walk through required for award.

2.0 Background: Elevator was installed in 1989 and has had some updates/repairs.

Elevator services a basement floor, 1st (ground), 2nd and 3rd (top) floor. Elevator will be going through a modernization process which will cover the components listed at the end of the document. This project is to primarily cover the code required updates in the elevator shaft with some noted car requirements.

CONTRACTOR REQUIREMENTS

3.0 Technical Requirements/Tasks:

State of Iowa Code Updates:

• Install new ceiling with lighting in cab, Massif for example

• Install ACT grid and tile in existing machine room

• Relocate HVAC diffusers as needed

• Replace existing light fixtures with new (2) 2x4 LED fixtures in ACT panel

• Relocate sprinkler head in machine room

• Relocate sprinkler head in pit as required by code

• Remove sprinkler head at top of hoistway as required by code

• Misc fire caulk in machine room

• Misc fire caulk in hoistway

• Remove vent at top of shaft, frame, insulate and drywall existing hole, seal joints

• Cap vent opening on roof, seal, weatherproof, relocate lightning protection

• Pan/guard drain at top of shaft

• Relocate/add heat/smoke devices in machine room and shaft/pit

• Install dedicated sump outlet in pit

• Install new LED lighting in hoistway and pit as required by code

• Install needed GFCIs in pit/machine room

• Install new circuits for lighting and GFCI to source panel

• Install required switches for lighting

• Install grounding to main elevator controller

• Install disconnect for elevator cab lighting

• Install new fused disconnect to replace existing non fused disconnect

• Install new shunt trip disconnect

• Install feeder from load side of the car light disconnect to the new controller

• Install piping to main feeder from the main disconnect to the new controller

• Install conduit for phone/data line to the new controller (ISU Contractor to provide phone and data cabling)

• Provide in-car video monitoring

• Verify/modify smoke detection at elevator lobbies and machine spaces, recent smoke detector work has been completed

• Verify/modify relays needed for fire recall, recent smoke detector work has been completed

• Remove all non-elevator related electrical from the machine room

• Any additional missed code required work

• Elevator must past State Inspection upon completion

4.0 Government Furnished: On-Site Work Hours: Limit work in the existing building to normal business working hours of 7:30 a.m. to 4:30 p.m., Monday through Friday, unless otherwise approved. 1. Weekend Hours: Must be coordinated with Owner’s site representative. 2. Early Morning Hours: Must be coordinated with Owner’s site representative. 3. Hours for Utility Shutdowns: Must be coordinated with Owner’s site representative. 4. Hours of extreme noise activities must be coordinated with the Owner’s site representative. Contractors will have a limited background investigation to provide unescorted access to the elevator spaces and building. Contractor shall remove all old/replaced materials to be recycled or disposed of. Contractor shall keep a clean and orderly work area and leave the work area as clean or cleaner than when starting work.

5.0 Deliverables / Schedule: The contractor is required to provide written progress reports monthly for the period of the project duration. The original and two electronic copies are required. The progress report shall cover all work completed during the specified period and shall present the work to be accomplished during the subsequent period. This report shall also identify any problems that arose and a statement explaining how the problem was resolved. This report shall also identify any problems that have arisen but have not been completely resolved and provide an explanation.

6.0 Contractor’s Key Personnel: Certified elevator contractors with 10 years of experience with upgrading with modernization projects

7.0 Security Requirements: See above limited background investigation

8.0 Place of Performance: National Laboratory for Agriculture and the Environment

9.0 Period of Performance: Anticipated completion within 120 days from Notice to Proceed.

Main Car

• Signage for Capacity, Fire Service instructions and Elevator

Designator

• All pushbuttons and key switches necessary for the features

• Built-in emergency light

• New 6v alarm bell

• Phase II Fire Service in locked cabinet per current Code

• Independent Service, Fan, Light & Hoistway Enable in locked cabinet

• Permanently mounted Braille

• Brushed stainless steel face plate

• ADA push to talk phone

• Certificate Window

• Digital Position Indicator in Car Station

• Fixture Type: PB1 – Universal

• New stainless-steel wall panels or any other recommended option for wall panels

Hall Push Button Stations & Accessories

• One terminal station with hoistway access at lowest landing

• One terminal station with hoistway access at top landing

• Intermediate hall stations at all other landings

• Phase I Fire Service to be located at the main egress

• Fire Service plates with instructions will be located at each landing per

Code

• #4 brushed stainless steel face plates will cover each station

• Hoistway jamb Braille will be installed at Code height for each elevator

Digital Hall Position Indicators with Lanterns

• A hall position indicator will be installed at each landing above the elevator door indicating the landing which the elevator resides and the direction of travel when the elevator leaves a landing

• A chime will announce arrival

Door Equipment

• New master gearless solid-state door operator, cushioned at both limits of travel

• Electro-mechanical interlock provided at each hoistway, door operator arranged in case of power failure the doors can be opened by hand from within car in accordance with applicable code

• Door operator

• Clutch with restrictor

• Interlocks

• Mounting brackets

• Car and Hoistway door hangers and tracks complete

• Gate switch

• Long lever, crank arm and split link

• Door retainers with Fire tabs per code

• Door edge detector/light curtain

• New stainless-steel car door

Miscellaneous Items

• Hoistway switch package will be installed

• A Car top exit switch will be installed per Code

• Pit ladder to be extended or replaced per Code

• Car top inspection stations, pit stop switch and alarm bell

• New travel cable and wiring will be provided to meet the needs of the new controller and fixtures

• The toe guard will be extended per Code as required and to the extent it is able

• Stenciling of floor numbers will be done on the inside of each landing door per Code

• Painting of machine room and pit floor will be performed upon completion

• Drawings will be provided along with three sets of owner’s manuals upon completion of the modernization

• All necessary permits, data tags, testing and one State inspection upon

Security

• Elevator is tied into Lenel building access system. New controller will need to be tied into existing Lenel building access system. (After hours and weekend card access)
