Statement of Work Marcell EF HVAC and Water Heater Replacement

LOCATION OF PROJECT:

Marcell Research Center 43122 Wilderness Trail

Bovey, MN 55709

A. Scope of Contract

Furnish labor, equipment, and supplies necessary to replace two forced draft gas furnaces and two interconnected air conditioning units. Contract will also include replacement of a gas fired domestic water heater. The work is to be done at 43122 Wilderness Trail, Bovey.

B. Performance Requirements

1. Replace existing propane fired furnaces and split system air conditioners.

a. Coordinate with COR to schedule work.

b. Remove and dispose of existing furnaces and cased A-coils. All refrigerant is to be removed prior to A-coil removal and disposed of.

Plenums will have to be temporarily supported for furnace removal.

c. Remove and dispose of existing condensing units. Remove existing line sets and insulation.

d. Install new units properly sized for the space after conducting a heat loss calculation. Provide heat loss calculation to the inspector. Ensure that existing ductwork can handle the appropriate air flow for heating and cooling purposes.

i. New furnaces are to be propane fired, dual stage gas valve, ECM variable speed fan motor units. Minimum efficiency to be 96%.

ii. New air conditioners must be a minimum of 15 SEER with TXVs. Cased A-coils are required. Place condensing units on poly pads (on top of existing concrete). There is single phase power on site, no 3-phase. New line sets and insulation to be installed.

e. Plenum insulation to be repaired and sealed. This is to include two existing missing squares of insulation from previous humidifiers.

f. Furnaces to be placed on cork/rubber raised pads. Existing roof vented 3” PVC can be reused if adequate. If it is not, it can be removed to make room for a new line. Existing gas piping may be reused if sufficient. Gas system may need to be upsized or changed to a high-pressure system to accommodate extra flow for new on demand water heater. Existing T-stats and wiring to be reused. All existing ductwork and filter rack to be reused. Seal all connection points and penetrations. Provide one new Merv 7 or Merv 8 filter per unit (2 total).

g. Run new condensate lines from both units to existing floor drains. Drains to be hard piped, no soft tubing.

h. Ensure that all installations are leak free. Test all systems for proper operation. Check for sufficient gas pressures. Check supply and return static pressures and set airflow to appropriate levels per manufacture’s instructions for both heating and cooling operation. Check subcooling on AC units in cooling mode to insure proper charge per manufacturer’s instructions. Provide all numbers to the inspector.

2. Replace existing 50-gallon propane fired water heater with high efficiency on demand water heater. The existing unit has a sealed combustion chamber with both intake and exhaust venting present.

a. Coordinate with COR to schedule work.

b. Drain, remove, and dispose of existing water heater.

c. Install new water heater on the wall directly behind the existing heater.

d. Roof vented PVC can be reused if applicable to new installation.

Existing PVC can be removed to make room for a new line if needed.

Gas system will have to be modified to accommodate higher gas volume needed for on demand unit. Electrical circuit can be reused if sufficient.

e. Run new condensate line to floor drain. Hard pipe required, no soft tubing. Tie heater into existing domestic water lines. Isolation valves are required on all runs.

f. If any existing infrastructure can not be used or must be replaced, the contractor is responsible for all labor and materials to ensure that the new installation is installed per the manufacture’s instructions.

g. All work must be to MN state codes and all other applicable jurisdictions.

An electrical inspection is not required.

h. Contractor is responsible for all clean up in affected areas. All trash and excess materials must be disposed of by the contractor.

i. Bathroom facilities are available on site.

j. Contractor must be registered in SAM to receive contract award if they are chosen.

k. A site visit is highly encouraged. Contractor is responsible to collect all necessary information to properly bid and execute the job. A pre-bid meeting will be scheduled.
