Midewin Paint and Stain Offices Wilmington IL 12445523Q0105
As of 8/7/23
List of Questions regarding the project:
1) The stain used will be a solid color stain but be the same product across the board regardless of color. In leu of a sample piece for each color can a color card most closely matching be provided?
Yes, color cards samples will be acceptable.
2) In attachment E section 1.4 B it gives temperature ranges to apply oil or water-based stains in. Does that mean we can choose between using an oil or water-based stain? Water based stain would be ideal because it won’t carry on the wind and lead to over spray issues whereas oil-based stains could. Not to mention oil-based stains are messy have a long dry time, don’t hang well, lead to more runs and aren’t as technically innovative as modern-day water-based stains. Water based is synonymous with latex acrylic stains.
Water based stains would be preferred.
3) The only reason an oil would be used is because an oil-based stain was used previously. Was an oil-based stain used previously?
The building exteriors were last stained in 2012. I will look back to see if I can confirm which type of stain was applied.
4) Attachment E section 3.2 a says prime before staining as recommended. Stains are penetrating whereas paints are topical you aren’t supposed to prime before staining because stains are self-priming and a coat of primer won’t allow the materials to penetrate the substrate as it should. Do we spot prime regardless?
Priming of surfaces applies only to wood surfaces that are to be painted, not stained. Do not spot prime previously stained surfaces.
5) Attachment D part 3 D says to clean/prepare surfaces for stain by sanding wood. You want a wood substrate to be rough and abrasive rather than smooth. Stain will be more readily absorbed by a rough surface because it has more surface area than a smooth surface which has far less. No sanding is required for surfaces to be stained. To properly clean pressure washing is necessary. Can we pressure wash and if so are there available water spigots and power outlets that are accessible? Yes, must be coordinated with the COR.
6) Is the only thing being painted metal doors? Yes, and only the doors on the Supervisor’s Office. re to be included in this contract. Section E reads that wood siding, shakes, shingles, soffit, fascia and trim will be stained. Attachment D mentions the use of interior products on several occasions. This solicitation is just for the exterior painting and staining of two buildings, correct? Yes, the Statement of Work covers scope of this contract. The specifications are more generic and do not dictate scope.
7) Attachment C says to caulk cracks and gaps. I’m assuming that’s just surface trim around windows and doors as needed but not under siding, correct? Yes. Water needs an exit and underneath wood siding would be that exit but not if its caulked. The successful contractor will be required to follow industry standards and best practices.
8) Three colors for each building. It’s said that stucco and other metal surfaces aren’t included. Do we just protect the dark brown stucco from getting stain on it? The successful contractor will be required to follow industry standards and best practices. The only red color Attachment C makes mention of is the Hot shot building red stripe, it doesn’t say anything about the red on the supervisors building. Is that because the red on the Supervisors building is metal and we aren’t supposed to stain or paint it? Yes, the Supervisor’s stripe is metal, and will not require any new color treatment under this contract.
9) Will the only surfaces to be stained on the Supervisors building be the cream siding, cream soffit and fascia, and the columns which will go dark? So total of two colors on the Supervisors building? Not including the trim around doors and doors themselves. Yes, the Statement of Work covers scope of this contract.
10) Scheduled work hours are 8-4:30 M-S. Is there any way we could pressure wash Sunday because it’s a messy affair? Prime painting hours are early mornings and later afternoon when temperatures are cooler.
That being said, can we arrive early and stay later if at all possible? Work hours are flexible and can be arranged by the successful contractor through the COR. Also, will cars be directed away from the buildings we are working on? When spraying it’ll carry on the winds a bit so its highly recommended that cars be parked further away if possible. This may not be possible. The successful contractor will be required to follow industry standards and best practices.
11) Dumpster Rental: To address waste management, do we need to arrange for a dumpster rental to dispose of plastic and empty paint cans properly? Pending
12) Paint Storage and Overnight Scaffolding/Tools: We would like to know if there are any arrangements for storage overnight on the job site. Pending
13) Soffit Painting: While reviewing the blueprint, we noticed that the soffit at the front entrance is connecting to the porch ceiling of the Supervisor's Office building. Could you kindly confirm if it needs to be painted as part of the project? Pending
14) Regarding the accessibility of the work area at the Supervisors Office. It came to our attention that there are several tree branches and bushes in close proximity to the building. Will someone cut back or trim tree branches away from the Supervisor's Office building to access the work area? Pending
