Airey Work Center

1. There are areas where the plywood subfloor is rotten and caving in; there is possibly wood rot on the existing wooden floor joist that the plywood is mounted to as well. The scope of the contract does not clearly identify that the actual plywood subloor is to be replaced. Is the entire plywood subfloor to be replaced or is the existing hole in the floor to be repaired and remaining plywood to remain in place? The entire floor would need to be replaced, not just repairing the hole. The extent of replacement is determined by the contractors findings. If the subfloor is not in adequate shape then it should be replaced.

1. There is no water flow at the existing toilet and lavatory at the restroom. The interior valves were open and an exterior water shut off valve was not able to be located to verify that the water supply to the building is functioning properly and operational. Will a new water line to the building be required? Water will be evaluated by the FS. There will no water line requirement for this contract. If determined water is not suitable in the building the bathroom will need to be removed entirely.

1. A mini split unit does not allow for fresh air intake for outside air requirements. The building will have an exhaust fan and the minisplit will circulate the air in the building. PTAC units or a standard DX split system unit with an air handler would allow for a fresh air intake. Please confirm that a minisplit is to be provided and no outside air will be induced into the building. The contract calls for a mini split unit with the governments intention to also install a dehumidifier at a later date. Contractors should price a mini split unit per the line item, but I would encourage any alternatives that may be a better alternative or cost effective alternative to provide a price as well as information on the units you are quoting as part of your proposal.
