Blanchard Springs Booster Pumps and Control Pre Bid Site Visit.
Danny Sims, COR
The meeting started at 10am at the Blanchard Springs Visitor Center. The Covid Community levels for the county were high this week, which required everyone one onsite to wear masks.
Contractors signed in, then I gave a brief description of the project and explained the function of the booster pumps. Two large restrooms on the main floor and two smaller restrooms upstairs and a commercial washer and sinks in the lower/basement area.
Then the meeting moved to the building that houses the current booster pumps. The contractors came in and took photos and asked questions.
Q1. Does the pressure switch that controls the Peabody propane emergency pump stay since it was in line to the pressure tank? A. The Peabody pump, controls, plumbing and all associated electrical components will need to be removed from the system.
Q2. Does all the PVC piping get replaced? A. Yes, when the Peabody pump is removed from the system it changes the configuration enough that all the PVC needs replaced.
Q3. Do the controls for the pump motors have to be mounted to the pumps? A. No, it was discussed that there are additional options for motors and drives if that was not a requirement.
Remote mounting of controls is acceptable.
Q4. How many gallons per minute are we requesting? A. A nominal flow of 3 to 125 GPMs
Q5. Do the pumps run off the generator and does the pressure switch turn on the generator? A.
The propane generator is the backup power source for the pumps, and the pressure switch does not control the generator. If commercial power goes out the generator runs until power is restored.
Q6. Can the pumps be controlled remotely? A. No, but the Control Panel on the new system has a requirement for Building Management Systems Integration: BACnet MS/TP, BACnet IP, Ethernet IP, Modbus RTU, Modbus TCP,LON.
Q7. I was asked where to find the bid sheets/directions? A. I gave the Solicitation # and explained how to find it in SAMs.
Q8. Do all the valves get replaced? A. The main inlet and outlet valves in the building do not get replaced.
Q9. Is this a mandatory bid? A. I told him that he did not have to place a bid.
The meeting concluded at the Visitor Center at 11:15.
