This is a pre-solicitation notice for renovations to the Thorne Bay Quad 1 apartment building locate in Thorne Bay, AK 99919. Renovation of two 1-bedroom apartments and two 2-bedroom apartments. One of the 2-bedroom apartments will be renovated complying with ADA accessibility standards.
Option 1 is the renovation of the common area. Option 2 is the replacement of all the windows in Quad 1.
Option 3 is the ADA ramp outside of the building leading to the main entrance. Option 4 is the replacement of 12 garage doors for all three quad buildings.
The government intends to award one (1) Firm Fixed Price (FFP).
The contract’s tentative period of performance will be for 180 days starting September 28, 2020
The magnitude of the construction project is; between $250,000 and $500,000
Project location is on the Tongass National Forest, Thorne Bay Ranger District.
A Request for Proposal (RFP) is anticipated to be issued on or about August 10, 2020. Responses will be due 30 days after the solicitation is posted. Response date will be added when solicitation is published.
All interested sources, In accordance with FAR 4.1102, Contractors must be active in the System for Award Management (SAM) at the date and time proposals are due to be eligible for award. Proposals submitted by contractors without an active record in SAM will not be considered.

1. Experience on building construction / building renovation projects including name of project, location, dollar value and description of the project scope.
2. Firm’s socioeconomic representations such as HUBZone, Woman-owned, 8(a), Small Business, etc.
This information will be used for market research purposes to determine the appropriate small business set aside for this requirement.
