About this file

This document is a Request for Information (RFI) Answers response for Red Top Middle School, detailing clarifications on project scope and specifications following a pre-bid meeting. The project encompasses interior renovations including ceiling tile replacement (2'x2' USG specifications), flooring installation (Shaw Montage Solid Vinyl Tile or approved equal), cove base installation (Armstrong or equal, 6" height preferred to cover paint damage), masonry infill work with toothed CMU and corner-to-corner painting, stainless steel kitchen ceiling panel replacement, and door frame finishing with fire caulking as needed. The project timeline indicates summer intervention classes will operate June 2-18, with the contractor having 24/7 building access except in occupied spaces, and all work must be completed by August 1st. The contractor is responsible for relocating and returning all classroom furnishings and miscellaneous items. Lake Point Church will relocate for the entire summer to accommodate the work.

Bidders must coordinate with existing service providers including Comsec (fire and security alarms) and Telenet (internet, speakers, and cameras) to maintain system monitoring throughout construction, with final system verification required prior to August 1st. Sub-contractor selection remains at the discretion of the construction professional. The project includes provisions for lockset cores with key code stamping and a comprehensive door schedule, existing mullion reuse (no replacement expected), and touch-up allowances for door frames. A unit price sheet has been provided as an addendum for bidder consideration. The school system will select final colors for flooring and cove base, with cove base color matching the existing media center installation.

RED TOP MIDDLE SCHOOL

REQUEST FOR INFORMATION

Questions following pre-bid

1. Will Lake Point Church still be in place on Sunday mornings?

a. No, the church will relocate for the entire summer.

2. What is the schedule and in what areas of the building will the summer school system be operating?

a. Summer intervention is June 2nd-June 18th. Location will be worked out with

Principal to create the least interference with the project.

3. Will the building be available to the contractor 24/7 for the duration of the project?

a. With the exception of the rooms being used to perform summer intervention, yes.

4. Please confirm the contractor is responsible for moving all furnishings and miscellaneous items out of the classrooms and then returning them to their place once finished?

a. Yes, this is correct.

5. Should Comsec develop a price for bidders to remove all alarms, etc. related to their existing school contract so that the monitoring of all systems remains active during the work and then is confirmed by Comsec to be in working order prior to August 1st?

a. The school system does use Comsec for fire and security alarms, however if a different sub is used for the project they will just need to coordinate with Comsec.

6. Should Telenet develop a price for bidders to remove all internet, speakers, cameras, etc. related to their existing school contract so that the monitoring of all systems remains active during the work which then can be confirmed by Telenet prior to August 1st?

a. Sub choice is at the discretion of the Construction professional.

7. Should a state licensed fire system company be secured by the GC to change out all escutcheon rings and heads in areas getting new ceilings?

a. Sub choice is at the discretion of the Construction professional, however this recommendation would be preferable.

8. On the masonry infill (A-101), does the system want CMU toothed in? Also, since the hall wall will have two masonry infills, should that hall wall be painted corner to corner so infill doesn’t flash?

a. Yes and Yes. Color matched to the rest of the building halls.

9. The size of the ceiling tile and grid configuration appears to be 2’ x 2’ on the diagram, but not detailed on the plan. Is 2’ x 2’ the system desire?

a. Yes, the tile specified should be a 2’x2’ tile.

10. Are all stainless steel ceiling panels in the kitchen to be replaced and not reused?

a. Yes.

11. Does the media center ceiling and offices need to be excluded from the ceiling replacement count? It shows to replace on A-131, but we believe it to have already been replaced.

a. The stacks area of the media center will not get flooring, but it will get new ceilings. The ancillary rooms will get new ceilings and flooring.

12. The terrazzo proposal quotes 4.5” base tile. Should this proposal be changed to 6” height? Should all classrooms getting new cove base be 6” (per Linda) to avoid painting?

a. If 4.5” won’t cover paint damage caused by removal of the existing cove base, we will accept a taller standard size cove base.

13. Due to the layers of paint on the existing door frames, should bidders allow for the frames to be painted as needed in this scope of work?

a. A touch up allowance in the price would be advisable, however the intent is not to completely repaint all of the door frames.

14. Do all walls and ceilings which will be exposed in this project need to have fire caulk installed as demolition exposes the need?

a. Yes, if they are firewalls.

15. Please provide specifications on:

a. flooring product data,

i. Shaw Montage Solid Vinyl Tile or Equal. Color selected by owner.

b. cove base product data,

i. Armstrong or Equal – Color to be selected by owner. The goal is to match existing cove in media center as close as possible because, it is not being replaced.

c. ceiling tile products that the system desires to be used.

i. USG 15/16” Tee, Donn DX Flat White

ii. USG 2110, USG Radar Basic White 2’x2’ Ceiling Tile

16. Please provide a unit price sheet for consideration.

a. It was added as an addenda already.

17. The Shaw product on the plans, Montage, only comes in a 3' x 3' tile. Is this the size the school system is wanting to use? Also it says or approved equal product. What are the approved manufacturers to use as an equal product and could a smaller size tile be used from one of them?

a. The intent is to have a floor tile that can be burnished without wax being applied. If the contractor would like to submit an alternate, we will review it and provide feedback.

18. Base: what height rubber cove base does the school system want? On plans it says to use armstrong with color being brown/black. Wording is confusing as Roppe has a color called 193 black brown but I do not see that color style in Armstrong's chart. Do they want it to be either black or brown or like a combination of the two like the Roppe one?

a. Match existing in Media Center.

19. Dow we need to include pricing new mullions for double doors or are we reusing the existing?

a. Reuse existing mullions. No mullion replacement expected in this project.

20. Are we to provide all cores for the locksets in our price?

a. Yes, and installation of said cores. Additionally, cores should be stamped with the key code for which they are pinned and a door schedule needs to be provided showing which core is in each door.
