About this file

This file is a "Proposal to Lease Space Worksheet" template used by the U.S. Army Corps of Engineers to collect lease proposals for commercial real property. The worksheet is designed for the solicitation of a commercial storefront or retail space in Hialeah, Florida, with a required size range of 3,005 to 3,955 gross rentable square feet, located within specified boundaries (north of Palmetto Expressway, east of E. 8th Avenue, south of Doral Boulevard/NW 36th Street, and west of FL Turnpike). The space must provide adequate parking for approximately twelve (12) Government vehicles for both day and overnight use.

The worksheet captures comprehensive property information including building characteristics, ownership details, space dimensions, and a detailed cost breakdown covering base annual rent and operating costs (common area maintenance, property taxes, insurance, HVAC, janitorial services, utilities, and parking). The lease term is five (5) years with Government cancellation rights. The worksheet requires offerors to specify buildout costs, lessor contributions, parking ratios, and compliance with Government standards regarding flood plains, seismic safety, asbestos, fire/life safety, and accessibility. Offerors must submit construction specifications, floor plans, site plans, and certifications regarding their interest in and authority to lease the property. A full-service lease including all utilities and janitorial services is preferred, and offerors must register in the System for Award Management (SAM.gov) before award.
