About this file
This is a Summary of Work section from a USPS Facilities Services contract for roof replacement at a facility in Capitol Heights, Maryland (USPS Project No. K38922), dated May 15, 2025.
The contractor must provide complete roof replacement services across multiple roof areas (A-L, N, N1, O, P, Q1-T6, V, and V1), including removal of the existing roof system down to the structural deck, substrate preparation, and inspection. The scope includes asbestos laboratory analysis and removal procedures if ACM is detected, structural deck repairs and refastening (with unit pricing provided), replacement of damaged wood blocking, and installation of new wood blocking where indicated. Insulation requirements vary by roof area: most areas require two layers of 2-1/2 inch polyisocyanurate insulation (5 inches total), select areas require tapered polyisocyanurate systems with 1/8-inch per foot slopes, and two areas require single 2-inch layers. All areas require a 1/2-inch high-density polyiso cover board and a fully-adhered, minimum 80-mil PVC roof system meeting ASTM D4434, Type III, with PVC and sheet metal flashings. Additional work includes removal and replacement of existing roof drains with new clamping rings, bolts, and strainers, removal and replacement of 11 existing skylights in Roof Area G, provision of sealants at specified locations, and 650,000 square feet of temporary interior protection with unit cost adjustments. An alternate price is required for a 20-Year "Total System Warranty" for the roof system. All work must comply with applicable codes and local regulations, with the more stringent standard applying in case of conflicts.
