SCOPE OF WORK
The project scope shall include all work indicated, associated with, or required by the items shown on the drawings and/or described below, whether specifically listed or not. The work of this project shall include, but not be limited to, the following:
1. Provide scaffolding, aerial lifts, and/or other means of access to work areas
2. Provide temporary barriers, fencing and signage as required for security of work areas
3. Temporarily remove and store or protect all in-place existing items including exterior finishes, light fixtures, electrical equipment, and other utilities as required to perform the work. Reinstall items to match existing or remove temporary protection after completion of work. Repair handrail coatings as required if damaged during work
4. Mechanical Room (North) Stairs
4.a. Replace existing stairs, landing and sidewalk 4.b. Repair deteriorated concrete at stairwell retaining walls 4.c. Remove and replace failed sealants at coping units
5. Loading Dock 5.a. Replace existing north loading dock access personnel door, frame, and threshold 5.b. Replace existing south loading dock access personnel door, frame, and threshold 5.c. GENERAL NOTES
1. Drawings and associated specifications apply only to the specific project identified in title block and shall not be used for any other purpose without specific written consent of Architect/Engineer, Architect/Engineer's sub-consultants, and
Owner. Any unauthorized use of Architect/Engineer's work product shall be at user's sole risk and user shall indemnify Architect/Engineer against any liability or legal exposure related to the unauthorized use.
2. Drawings and specifications are complementary, are to be taken as a whole, and should include sufficient information necessary for the execution and completion of the work in a manner consistent with the design intent. In the absence of explicit or reasonably inferable information on drawings or in specifications, promptly seek clarification from Architect/Engineer as a request for information.
3. Specified products are believed to have properties adequate for the intended purpose. If Contractor has previously found specified products to be unacceptable for any reason, Contractor shall promptly inform Architect/Engineer as a request for substitution.
4. Promptly report to Architect/Engineer as a request for information known or suspected errors, inconsistencies, or omissions within or between drawings and specifications as well as known or suspected variance of drawings and specifications from existing conditions. Unless otherwise directed by Architect/Engineer, the more stringent requirement or better quality shall take precedence.
5. Dimensions, quantities, and geometries provided for existing construction are based on original drawings and limited field documentation by Architect/Engineer. Field verify applicable information prior to submitting a bid, ordering materials, or otherwise committing resources to the work. Provided dimensions take precedence over scaled dimensions.
6. Provide labor, materials, equipment, supervision, and coordination directly and incidentally necessary to perform the work in accordance with contract documents.
7. Activities or duties of Architect/Engineer or tests, inspections, or approvals required or performed by third parties shall not relieve Contractor of its obligation to perform the work in accordance with contract documents.
8. Secure and pay for all fees, licenses, and inspections by government agencies necessary for proper and compliant execution and completion of the work.
9. Comply with and give notices required by laws, statutes, ordinances, codes, rules and regulations, and lawful orders of authorities having jurisdiction applicable to the work.
10. Supply Owner with safety data sheets (SDS) for each chemical that will be brought onto Owner's property.
11. Contractor is solely responsible for, and shall have sole control over, construction means, methods, techniques, sequences, and procedures, and for coordinating all portions of the work. Architect/Engineer has no such responsibilities.
Specific instruction that may be given in contract documents concerning construction means, methods, techniques, sequences, or procedures shall not relieve Contractor of its responsibility for control and coordination.
12. Contractor is solely responsible for initiating, maintaining, and supervising all safety precautions and programs in connection with the performance of the work. Architect/Engineer has no such responsibilities beyond its own employees.
13. The work will be performed at an occupied and operational facility. Coordinate construction activities and procedures with Owner to (a) maintain unobstructed existing means of egress from facility; (b) comply with facility's existing security procedures and requirements; and (c) provide not less than 48 hours advance notice and gain approval from Owner prior to construction activities that will disrupt normal use of facility (including exceptional noise and/or vibrations, uncontrolled dust, obtrusive odors, or interruptions of utilities). Work not coordinated and approved in advance that disrupts the normal use of the facility may be stopped until proper coordination and approval is achieved. Contractor shall be responsible for any costs incurred as a consequence of stoppage.
14. Submit proposed demolition and construction schedules to Owner and Architect/Engineer prior to beginning work. Proceed with the work only after a mutually agreeable schedule has been established. Regularly revise schedule to reflect progress of the work.
15. Maintain premises and surrounding area free from accumulations of waste material and rubbish resulting from the work.
16. Coordinate locations of on-site storage of materials and equipment with Owner so as to not unreasonably encumber facility or site.
17. Do not allow construction materials, debris, equipment, or procedures to overload or exceed the structural capacity of existing construction to remain, partially completed work, or completed work. Make inspections and/or perform analyses and tests necessary to verify that existing elements have adequate capacity to support proposed construction loads.
18. Drawings illustrate the completed work with elements in their final intended positions. The Contractor shall provide shoring, bracing, and support as required to maintain the structural integrity of the new or existing construction during the work. Shoring and bracing shall be installed as required prior to removal of existing framing or concrete removal at all repair locations. Contractor shall submit proposed shoring and bracing to Engineer for review prior to installing shoring and bracing. Shoring and bracing submittal shall include drawings and calculations stamped by an Indiana Licensed Professional Engineer. Unless noted otherwise or approved by the Engineer, shoring and bracing shall remain in place until the new support framing has been installed or the compressive strength of the new concrete has reached the specified design strength.
19. Temporarily relocate and restore existing equipment and appurtenances (whether or not shown on the drawings) that obstruct access to portions of the work.
20. Develop, implement, erect, and maintain safeguards to prevent damage, injury, or loss resulting from the work to (a) workers, occupants, passers-by, and other persons; (b) in-progress work, materials, and equipment under care, custody, and control of the Contractor (whether on or off site); and (c) other property at the site or adjacent thereto not designated as part of the work for removal, relocation, or replacement. In the event of damage, injury, or loss, promptly notify Architect/Engineer and present proposed remedy.
21. Develop, implement, erect, and maintain safeguards to provide for watertight integrity of work in progress. In the event of damage, injury, or loss, promptly notify Architect/Engineer and present proposed remedy.
22. In an emergency affecting safety of persons or property, act to prevent or stop further damage, injury, or loss.
23. All work shall be subject to review by Architect/Engineer before it is concealed by other work and/or means of access is removed. Coordinate mandatory reviews with Architect/Engineer prior to start of construction. Provide reasonable notification to Architect/Engineer to allow for such review as work proceeds.
24. Promptly correct work rejected by Architect/Engineer or failing to conform to requirements of the contract documents. Associated costs (including additional testing or inspections, cost of uncovering and correction, and compensation for
Architect/Engineer's services and expenses made necessary thereby) shall be the Contractor's responsibility.
25. If a hazardous material or substance not addressed in the contract documents is encountered, immediately stop work in affected area and notify Owner and Architect/Engineer of the condition.
ADHESIVE-SET ANCHORS AND FIELD COATING OF EXISTING REINFORCING STEEL
1. Adhesive-set anchors and coating of existing reinforcing steel shall be in conformance with, 03 60 30 - Adhesive-Set Anchors and Field Coating of Reinforcing Bars of the Project Specification. Notes provided on drawings do not include all requirements provided in Specifications. Refer to specifications for additional information and requirements.
2. Corrosion-Inhibiting Coating shall be one of the following:
2.a. Sika Armatec 110 EpoCem by Sika Corporation.
2.b. MasterProtect P 8100AP by Master Builders Solutions.
3. All adhesive-set anchors and dowels shall comply with requirements of the adhesive manufacturer.
4. Anchors and dowels shall be of the type and size and installed as noted on the drawings.
5. Locate reinforcing steel in all existing concrete members prior to drilling for anchors. Notify Engineer if reinforcing steel interferes with installation of anchors as specified.
6. Adhesive anchors shall be installed by qualified installers. The installer must strictly follow the Manufacturer's Printed Installation Instructions (MPII)
7. Adhesive used to set doweled-in reinforcing steel bars shall be Hilti HIT-HY 200-R V3 adhesive of as noted on the drawings. Minimum embedment depth as shown on drawings.
8. Follow Manufacturer's installation instructions. At a minimum, holes shall be cleaned as follows:
8.a. 2x blow with oil-free and moisture-free compressed air, using a nozzle extended to the bottom of the hole 8.b. 2x brush with properly sized wire brush 8.c. 2x blow with oil-free and moisture-free compressed air, using a nozzle extended to the bottom of the hole
CONCRETE REINFORCING STEEL NOTES
1. New concrete reinforcing steel shall be in conformance with, 03 20 00 - Concrete Reinforcement of the Project Specification. Notes provided on drawings do not include all requirements provided in Specifications. Refer to specifications for additional information and requirements.
2. New steel reinforcing bars shall conform with requirements of ASTM A615, Grade 60. Provide diameter and shape specified on drawings.
3. All new steel reinforcing bars shall be epoxy coated in conformance with ASTM A775.
4. Existing reinforcing shall be thoroughly cleaned by abrasive blasting to meet SSPC-SP 6/NACE No. 3 finish and coated with 2 coats of corrosion-inhibiting coating where exposed.
CONCRETE PLACEMENT AND REPAIR NOTES
1. The concrete placement and repairs shall be performed in accordance with Specification Sections 03 01 34 - Concrete Repairs, and 03 30 01 - Cast-in-Place Concrete. Notes provided on drawings do not include all requirements provided in
Specifications. Refer to specifications for additional information and requirements.
2. New cast-in-place concrete
2.a. Minimum 28-day compressive strength = 4,000 psi 2.b. Water cement ratio = 0.40 to 0.45 by weight of cement for structural repair concrete 2.c. Entrained air content = 6.0% +/- 1.5% 2.d. Slump
2.d.1. Without High-Range, Water-Reducing Admixture: 4 inches maximum.
2.d.2. With High-Range, Water-Reducing Admixture:
2.d.2.1. 2- to 4-inch slump prior to adding admixture.
2.d.2.2. 8 inches maximum slump after admixture is added
2.e. Macro-synthetic Fibers: Polypropylene/polyethylene synthetic macro fiber meeting ASTM C1116, Type III.
3. Pre-packaged form and pour concrete repair materials shall be one of the following:
3.a. MasterEmaco S 440 CI, manufactured by BASF Building Systems 3.b. SikaTop 111 Plus, manufactured by Sika Corporation 3.c. Form Flo P-38, manufactured by J.E. Tomes
4. Pre-packaged non-sag concrete repair materials shall be one of the following:
4.a. MasterEmaco N 400, manufactured by BASF Building Systems 4.b. SikaTop 123 Plus, manufactured by Sika Corporation
5. Perform concrete repairs to areas of unsound concrete at locations indicated on drawings and at other locations selected by the Engineer during the course of construction.
6. All unsound concrete shall be removed to sound concrete, extending a minimum of 3/4 in. beyond exposed reinforcement.
7. Architect/Engineer shall be allowed a minimum of 24 hours for the inspection of properly prepared concrete surfaces and reinforcement before beginning the concrete placement.
8. Install new supplemental steel dowels or bars at locations shown on the drawings and at the direction of the Engineer at the concrete repair locations.
9. Concrete shall be placed and cured in accordance with Specification Sections 03 01 34 - Concrete Repairs, and 03 30 01 - Cast-in-Place Concrete. Recast concrete repair areas to match existing sections unless additional concrete cover is required as indicated on the drawings.
SEALANT
1. Prepare surfaces and install new sealants in accordance with Section 07 92 00 - Sealants of the Project Specification. Notes provided on drawings do not include all requirements provided in Specification. Refer to specification for additional information and requirements.
2. Sealant to be installed in areas of traffic-bearing membrane and on horizontal surfaces shall be as indicated below or approved equal:
2.a. Masterseal NP 2 by Master Builders Solutions
3. Sealant at the West Facade and copings shall be one of the following:
3.a. Sealant shall be one of the following:
3.a.1. SMS 756 Building Sealant, manufactured by Dow Corning 3.a.2. SCS9000 Silpruf NB Silicone Sealant, manufactured by GE
4. Auxiliary Materials shall be as indicated below:
4.a. Joint Cleaner: Type recommended by the sealant manufacturer for the specific joint surface and conditions.
4.b. Joint Primer: Type recommended by sealant manufacturer.
4.c. Joint Filler: Closed cell, expanded polyethylene and as recommended by sealant manufacturer for the specific joint surface and conditions.
5. Examine all surfaces to receive the parts of the work specified herein. All surfaces must be clean, dry, sound, and free of frost. At all times, follow the manufacturer's recommendations. Application or installation of material constitutes acceptance of the substrate.
6. Clean surfaces and remove all sealant, coatings, or other materials which might fail in adhesion or interfere with bond of elastomeric sealant so that surfaces are free of deleterious substances which might impair the work. Except as otherwise approved by the manufacturer, elastomeric sealants shall not be applied to joint surfaces previously treated with paint, lacquer, sealer, curing compound, water repellent, or other coatings unless such coatings have been entirely removed. Test sealants for specific joint surfaces as recommended by the manufacturer.
7. Concrete surfaces to receive sealant shall be abrasive blasted or ground clean and air blasted clean prior to installation of primer and sealant.
8. Prime all substrates in accordance with the instructions of the sealant manufacturer.
9. Verify dimensions of sealant joints at the project site by field measurement so that all proper sealant profiles will be accurately maintained.
10. Install all materials in accordance with the manufacturer's printed instructions unless otherwise directed.
11. Elastomeric sealant shall not be installed below an ambient or surface temperature of 40° F. Do not apply sealant materials if precipitation appears imminent. All sealants installed contrary to these requirements are subject to rejection by the
Engineer.
12. Confine elastomeric sealant to joint areas shown. Use masking tape to prevent staining of adjoining surfaces or spillage and migration of compound out of the joints. Tool surface to shape shown or, if none is shown, to flush or slightly concave surface.
13. As a check for adhesion, hand pull testing shall be conducted periodically after the sealant is fully cured (usually within 14 to 21 days). This will be done periodically at each type of joint. Refer to project specification for frequency of tests.
The number of test areas will be increased if the installed sealant fails to pass the test. The Contractor will be required to repair all of the quality control test locations at no cost to the Owner.
EXTERIOR COATING NOTES
1. Prepare surfaces and install new coatings in accordance with Section 09 91 13 - Exterior Coatings of the Project Specification. Notes provided on drawings do not include all requirements provided in Specification. Refer to specification for additional information and requirements.
2. New steel coatings shall be as indicated below:
2.a. Surface Profile (at bare steel): 1.0 to 1.5 mils 2.b. Primer: Sherwin Williams Macropoxy 646 Fast Cure Epoxy, 5.0 to 7.0 mils DFT 2.b. Intermediate: Sherwin Williams Macropoxy 646 Fast Cure Epoxy, 5.0 to 7.0 mils DFT 2.c. Finish: Sherwin Williams Acrolon Ultra High Performance Polyurethane, 2.0 to 3.0 mils DFT
3. New aluminum coating touch-up repairs shall be as indicated below:
3.a. Intermediate: FixAll Everlife Urethane Enamel F22195 Series, 2.0 to 3.0 mils DFT 3.b. Finish: FixAll Everlife Urethane Enamel F22195 Series, 2.0 to 3.0 mils DFT
4. Furnish and deliver to Owner one extra gallon, of each color and product of steel coating material applied. Provide materials in unopened, factory-sealed containers for storage and identify with labels describing contents.
5. Apply coating when existing and forecast weather conditions permit coating to be applied according to coating manufacturer's written instructions.
6. Examine substrates and conditions with Applicator and Coating Manufacturer's Representative for compliance with requirements and other conditions affecting application or performance of coating.
7. Clean and prepare substrate according to Coating Manufacturer's written instructions and the Project Specification. Provide clean, dust-free, and sound substrate for coating application.
8. Test prepared surfaces for moisture and other conditions as recommended by Coating Manufacturer. Verify ambient and substrate surface temperatures, relative humidity, and dew point are within ranges recommended by Coating
Manufacturer and are predicted to remain within these ranges during coating curing period.
9. Mix materials thoroughly to uniform, smooth consistency. Do not thin or dilute unless permitted by coating manufacturer, use recommended thinners within recommended limits.
10. Apply coating by roller, spray, or brush. Use applicator and technique best suited for substrate and type of material being applied.
TRAFFIC-BEARING MEMBRANE
1. Prepare surfaces and install new coatings in accordance with Section 07 18 00 - Traffic Bearing Membrane of the Project Specification. Notes provided on drawings do not include all requirements provided in Specification. Refer to specification for additional information and requirements.
2. Concrete shall be allowed to cure for 28 days. Alternatively, membrane can be applied sooner if concrete is found dry by performing a dry-patch test. Refer to ASTM D4263. Under no circumstances shall membrane be applied prior to
14-day minimum cure unless approved by Engineer in writing.
3. Remove all loose material, dirt, dust, oil, grease, and other contaminants that will affect the bond of the membrane by shot blast, abrasive blasting and air blasting or other method approved by the Engineer and Manufacturer.
4. Apply only when ambient temperature is above 40 degrees F and within range recommended by membrane Manufacturer.
5. During application, if membrane exhibits blistering or frothing from moisture drive, all additional membrane application shall cease until substrate has dried.
6. Contractor shall perform bond adhesion testing of mock-up and at intervals as required to assure specified adhesion with a minimum of three (3) tests per 5,000 square feet. Tensile bond strength of membrane to substrate shall be greater than or equal to 175 psi. Test results shall be submitted to the Owner, Membrane Manufacturer, and Engineer for review and approval. Immediately notify the Owner, Membrane Manufacturer, and Architect/Engineer in the event bond test results are below specified values.
7. Applicator shall record thickness of waterproofing application by at least two of the following methods:
