UNITED STATES GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR OFFICE AND RELATED SPACE IN NORTHERN VIRGINIA
Added: March 21, 2008 United States Government Seeks Expressions of Interest for Office and Related Spacein Northern Virginia Requirement: The United States currently occupies office and related space in a building under lease in Northern Virginia, that will be expiring. The Government is seeking to lease approximately 209,737 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 184,237 contiguous ANSI/BOMA Office Area square feet. The lease term requirement is for ten (10) years, with an option to terminate the lease after five (5) years. The space must be available for occupancy by May 31, 2008. The delineated area is Northern Virginia, within 2,500 walkable linear feet of a metrorail station. The Lessor shall provide 16 covered parking spaces, for use by official Government vehicles, located inside the building's parking garage. The Government is considering whether to remain in its existing lease space or relocate to alternative space. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements. With specific respect to expected rental rate information, the Government will assume the maximum rental rate authorized in the applicable lease prospectus related to this requirement in the event the respondent fails to include such information.
