About this award
This federal contract award, valued at $1,683,654.53, was issued by the Office of Research Facilities Development and Operations Acquisitions of the National Institutes of Health (NIH) to Gilbane Building Company. The award is for the renovation of the 5B area in Building 10 at the NIH campus in Bethesda, Maryland to support gene therapy research. The work includes complete demolition and renovation of several lab spaces, including the creation of tissue culture modules and the incorporation of a chilled beam prototype. This effort is part of the larger Building 10 renovation project, which involves consolidating spaces and obtaining the required number of modules for the gene therapy program. The contract does not have a set-aside designation.

The critical issue is ceiling height; determine what flexibility there is above the ceiling. This is a priority item for program recommendation and program adjustments if needed.the below plan show the renovation areas on the 5TH floor in building 10. Three (3) modules were traded with national cancer institute (NCI) to consolidate spaces and obtain the required number of modules. Specifically, NCI has relinquished rooms 5B36 and 36A to be used by gene therapy. The net result is approximately 2,800 nasf. This is 200 nasf less than the 3,000 nasf, but equipment storage is still allowed in the c-wing of old building-10 and the gene therapy consortium will have half the wing, which is more than makes up for the lost 200 nasf. One module in the current calculation is in the a-wing (5A22), which is not on the same wing but nearby and has better utility capacity for equipment than in old building-10. Alternatively, IT may be possible to trade the 5B50 space (shown in light green in the 5C wing and assigned to NCI) for the 5A space if the collocation is more important that the utility capacity, if 5A22 can accommodate the storage and equipment in 5B50. In addition, there is an office in 5N118A has been included to act as a small meeting area. The contractor/architect must verify all noted square footage for accuracy.lab equipment may be located in the corridor to conserve space. Tissue culture rooms do not require windows, but windows must be addressed as an alternate at workstation locations pending cost availability; requires approval by the NIH architectural review board. The contractor/architect is aware that these areas of renovation contain asbestos and mercury that must be abated prior to construction as part of this work.work includes complete demolition and renovation of all spaces east-side of corridor 5C as follows (keep or replace existing dark room in kind pending final approved design and cost): - room 5B39 397 NSF- room 5B39A 78 NSF- room 5B39B 57 NSF- room 5B41 28 NSF- room 5B43 340 NSF- room 5B45 48 NSF- room 5B47 439 NSF- room 5B47A 131 NSF- room 5B49 58 NSF existing dark room- room 5B49A 19 NSF existing dark room- room 5B49B 29 NSF existing dark roomwest-side of corridor 5C as follows:- room 5B36 321 NSF- room 5B36A 188 NSF- room 5B50 236 NSF- room 5B56 425 NSF chilled beam room- room 5B56A 61 NSF chilled beam roomother spaces include break room as follows:- room 5N118A 114 NSF- room 5A22 258 nsftotal: 3,227 nsfthe existing laboratory in clinical research center (CRC) room 5-5270E shall serve as a model for quality and finishes, including furnishings and equipment. Specific issues raised by the end-users include arrangement of the tissue culture modules (six required, but eight total preferred). These modules shall be grouped into pods of two to four units each. Ceiling heights must be as high as possible in all locations, and high level of artificial lighting throughout is required. Researchers workstations shall be located at the end of lab modules along exterior walls where possible, with circulation aisles separating the workstations from the modules. Natural lighting (added windows) shall be considered at workstations adjacent to exterior walls.the chilled beam prototype work, located in room 5B56/5B56A, shall remain in place and serve as a potential model for the renovated space. The purpose of this full-size mock-up is to supplement
