The scope of services encompasses attending all Building Committee and relevant local board meetings; representing the District in consultant and contractor communications; assisting with state reimbursement documentation; reviewing contract documents and bid packages; managing project budgeting and value engineering; certifying contractor payment applications; coordinating site visits and inspections; monitoring construction schedules; and conducting final inspections and warranty reviews. The District's project timeline indicates final design documents are expected by December 31, 2027, with a Certificate of Occupancy targeted for August 14, 2030, and full project completion by May 15, 2031.
The successful firm must demonstrate the Primary Project Manager's principal control over at least three previous similar projects involving new construction on an operational school site with sustainable construction experience. Responses must include one signed original, five identical hard copies, and one electronic version, with comprehensive company profiles, team organization charts, key personnel resumes, and references from at least three similar projects completed for state or local government clients within the last ten years. Required insurance includes Workers Compensation, Commercial General Liability ($1 million per occurrence / $2 million general aggregate), Commercial Automobile Insurance ($1 million), Errors & Omissions Insurance ($1 million per claim / $3 million aggregate), and Umbrella/Excess Liability Insurance ($5 million). Written questions were due by September 23, 2026, with responses provided by September 28, 2026. The District reserves the right to select different firms for each project and reject any or all responses, with all deliverables becoming the exclusive property of the District.
