About this file
This document is Addendum #2 for ARFQ 0512 2927 MMB2500000005, a roof replacement project for Building #1. The addendum addresses multiple vendor questions and clarifies technical specifications for the roofing project, specifically focusing on roof membrane, insulation requirements, and warranty details. The project involves replacing the existing roof with a new roofing system, including 2.6-inch thick, 25 PSI polyiso insulation and a 90 mil EPDM membrane. The bid is for a 30-year manufacturer's warranty, and several original specification sections have been deleted or revised, including removal of existing exhaust fan installation and elevator shaft door replacement.
The addendum provides specific technical clarifications, such as confirming a 1/8" per foot taper for roof saddles, specifying the use of 6-inch seam tape for the 30-year warranty, and establishing the materials laydown area within 100 feet of the project building. Importantly, the document resolves conflicting information about roof build-up removal and insulation requirements, ultimately guiding bidders to use 2.6-inch, 25 PSI polyiso insulation to meet state code and warranty specifications. The changes aim to ensure competitive and clear bidding conditions for potential contractors.

ADDEMDUM #2
ARFQ 0512 2927 MMB2500000005
BUILDING #1 – ROOF REPLACEMENT
TO ATTACH PRE-BID SIGN-IN SHEET
TO ATTACH VENDOR QUESTIONS AND RESPONSES
Question #01:
13.1.3 states “build up under current roof must be removed, however 13.2.1.16 states “2” ISO and ½” Gypsum with no previous layers detected. Can you clarify this?
Answer #01:
Please disregard section 13.1.3 this was prior to our testing and should have been removed.
Question #02:
13.2.1.3 requests 2 layers of 2” ISO however, state code requires R30 which is achieved by using 2.4” ISO and .5” coverboard (coverboard required if requesting a 25 or 30 year warranty unless upgrade ISO to 25 PSI). If you upgrade ISO to 25 PSI no coverboard is required but you will have to use 2 layers of 2.6” ISO.
How would you like this bid to comply with the state code?
Answer #02:
Please see revised specification attached to this addendum.
Question #03:
15.1 Request a 30-year warranty. To receive a 30-year, you must use 90 mil EPDM and a coverboard over the ISO or 25 PSI. It also required more detail to installation that is more costly. 60 mil is requested but will not be sufficient for a 30-year, however we can achieve a 25-year if 60mil is still requested.
Shall we bid a 20 or 25-year using 60 mil or 30-year using 90 mil EPDM?
Answer #03:
Please bid 30-year using 90 mil EPDM.
Question #04:
Exhibit B- Project Plans, Section 13, 13.2.1.4 “Contractor must add saddles between the existing scuppers and walls as needed to provide positive counter slope. Saddles are to be of the same material as specified for the flat polyiso…” Is 1/8” per foot or ¼” per foot taper desired in the taper system?
Answer #04:
1/8” is sufficient.
Question #05:
Exhibit B – Project Plans, Section 13, 13.2.1.5 “Contractor must fully adhere a new Carlisle “or equal” .60 standard EPDM membrane with factory applied three (3) inch seam tape or equal per manufacturer’s requirement” also, per section15, 15.1 “Contractor must, upon completion, furnish a written 30-year manufacturer's warranty for all labor and material.” Section 13.2.1.15 detail specifications are for a 20-year warranty. If 30-year warranty is desired per section 15 that specification will require .90mil EPDM with 6” seam tape and other details.
Can you specify if a 30-year warranty detail is expected.
Answer #05: 30-year warranty expected.
Question #06:
Exhibit B – Project Plans, Section 13, 13.2.1.14 “Contractor must remove the existing exhaust fan and install a new one provided by vendor. In order to ensure bids are equal and competitive, could you please provide a specification for this exhaust fan.
Answer #06:
Delete Section 13.2.1.14 – will not be included in this bid
Question #07:
Exhibit B – Project Plans, Section 13, 13.3.1.1 “Total replacement of elevator shaft door jamb, door and exterior security locking doorknob.” Could you please provide specifications for the door, door jamb, and locking doorknob. It was also mentioned during the walkthrough a new grab handle was desired above the ladder to the elevator door. If this is desired, could you please provide a specification.
Answer #07:
Delete Section 13.3.1 – will not be included in this bid
Question #08:
Lastly could you please specify the approximate location, or approximate distance from the building, planned materials laydown, dumpster location and a port a john location.
Answer #08:
No further than 100 feet from the project building.
